Hey guys I've been saving for this barn and just curious what the shell and concrete will run. I will do two dormers on one side vs the long window. Please include labor as im planning on only doing the inside (plumbing, electrical, insulation, etc). The trusses where the dormers are will be attic trusses for additional storage.

My house has brick so thinking brick about 4' up on three sides then metal or vinyl...haven't decided. I wont do any of the intricate work by the small overhead doors just basic opening. Shingled roof with 2' overhangs and I'm located in south east Michigan.

Thanks!

Since you mentioned your location of SE Michigan, I'd suggest that you update your profile location to for other members to help you in the future.

I doubt anyone here is going to be able to give you an exact price for your future build. The concrete is going to depend on where you live and how much prep work it's going to take. The floor alone, not counting any foundation work or footer, at 4" thick will take about 19 yards. If concrete in your area is about $100/yd, that will cost about $1900 in material alone.

What type of shingles you want or the size of the garage doors, insulated or uninsulated , window size or quality will all be a factor in the cost.

Don't be surprised if that is a $50K build.

Totally understand I'd need to provide a couple pages of info to accurately quote I'm just looking for rough numbers. Your estimate is less than I expected...are you saying $50k total or just for the shell and concrete?

I'd guess more than $50k For shell, and concrete based off the drawing you provided..

I'd expect more or wouldn't be surprised at a $50k plus quote from a contractor.

Just got your PM, love the shop plans! That dormer looks great!

Id say youve got 12-15k in a 4" steel reinfored slab alone. After that, if you plan to do real brick (not a veneer) this will dictate needing conventional footer/ block foundation especially up in cold michigan. I would guess you have another 10k in foundation, 10-15 in framing, 2-5k in brick. 4k in a roof, 5k in siding, 3k in trusses, 4k in doors and windows ..It adds up fast. If you were having it built in my area, id say the costs are add up to around $50k but you are going to have a hard time finding a GOOD contractor to mess it anywhere near that low. Id guess 60-80k if built simar to what i described. probably have a pole barn built with concrete in the low 30s. So many variables to consider though! Dont forgot costs your not considering right now like electric service, concrete apron, site prep, drainage, insulation, lighting, and many others.

For what its worth, there are lots of times i wish i had put in an 18' wide overhead instead of the two 8x10s. I use that end of my shop for fab work, not parking.

I just recently built a 32x48 with a 14x48 loft. This pic is from last winter before it was finished but I built this with help from my buddies for 33k. We graded it, framed it, sheeted the roof, and poured the concrete. I hired out the siding, overhead doors and shingles. If I had just wrote a check I would say it would have been 50k.
