Rsidential Pole Barns

So does anyone on this great board have any type of experience with residential pole barns? I have an option to buy a couple acres, but im not in position to build a new home just yet. But I know i could swing a pole barn apartment combo, and live there until a new house is practical. Since I know a pole barn is gonna be in my future anyway, I figured Id start with that, since I can afford it, and build living quarters attatched. When I do build a house...the living quarters can stay and be like a office/getaway from the house. Im shootin high for the barn, 60'Lx40'Wx12'eaves. The living area will be an aprtment sized 2 bedrooms 1 bath kitchen and living room...Nothin fancy, but still nice to live in. My questions are things like how hard is it in general to get a permit for such a thing?, what kind of loan I need to look for?..and of course any suggestions for the pole barn itself. I know this is the place to go for help, so TIA. :beer:

Wife's mom and stepdad just built one to park boat, trailer (stepdad owns his own business), and clean out the attached garage on their houseso they can get back to parking cars in it. It's nice, and If you finish out the inside living quarters right (insulate well, seal it up tight, etc), no reason it couldn't be every bit as nice as a regular house on the inside. Some people might look sideways at it because the outside's not what most people expect, but if it's good for you, goferit.

You'll have to check local codes and permit details to find out if that kind of arrangement works in your neck of the woods. Inspectors may have a problem with a shop area being on the same level as a living space, but there are tons of people who have office areas over their garage, so...

Def need location info, do you want the apt inside the pole barn or attached?
Don't know how easy it will to get loan for barn only without land paid off.
The permitting for septic/water around here is murder, if you add a bed to barn and also have a house, it will be figured into septic size. Whenever you add living spaces(read bedroom) on plans to a building you have to build to living specs. Prob want elevation change at min/plus fire doors/etc between barn and living area.(it will get treated as attached garage). Of course it will all depend on where you build.

I built one 6 or 8 years ago. It was a kit for about $3500.00. I added a hay loft and wood siding. It's 30x60 with a 20x30 hayloft and a 30x10 addition on one end. You can see it in the background of this picture:

I'm living in mine you can check it out in the link below. Good luck getting a loan. In fact with the size of yours and for sure the size of mine it's going to be a problem to get a loan on the whole place when you want to build a house to live in.... That paper is almost impossible to sell on the secondary market. The bank will have to really love you for them hold the loan in house...

Well...I live in Kentucky...western Ky to be exact..Daviess county....If Im able to purchase the land in this area that i have a possible option, ill be staying. I wont have a reason to move..i HATE moving...i want the apartment attacthed,,,not inside...and a few years later...id build my house...ill have the pole banr iv always wanted, and a 2nd place there for get togethers..BBQ's...and if i ever get sent to the doghouse..lol....what kind of loan do I need to look into?

I live in Northern Illinois and I don't think they would let you get away with this down here, but just over the state line in Wisconsin I have seen large pole barns with good sized mobil homes nested inside.
I know the zoneing around there dosn't allow mobil homes, but out of sight out of mind?
The fact that 3000 and 4000 S F homes start going up within a year of the pole barn may have something to do with the powers that be looking the other way.
The taxs collected on those homes will be WAY more than the vacant farmland they are going onto.

Damn guys..this isnt what I wanted to hear...lol....I appreciate all the advice...I do know that it is possible here...there a few around this area..keep the ideas coming..
