Rubber roof w/ ISO insulation under

Anyone do this as a DIY?

Looking for a good source for the insulation board and single sheet of EPDM for a roughly 20,5’x23’ roof.

Currently has flat metal roofing.

Source for edges & trim pieces would be good also.

Just starting to look into options.
I have done a lot of shingle roofs over the years - worked a crew for a few and have done 3 of my houses. Only played with EPDM on a few patch jobs.

Flat roof edges: 1- brick wall 1- asphalt pitched roof (onto flat) 1- drip edge (gutter) 1- drip edge (gable)

Small chimney is being Demo’d and my attempts at using EPDM to flash to the roof will be removed and replaced with whole sheet.

You will probably have to go to a reputable roofing supply co. to get the correct material. My local 'Roof Center' has the stuff. Or they can get it brought in from another store if need be. Its like a lot of things, its not hard to do but easy to mess up. Kinda hard to explain how to on a short post, but one suggestion would be, to not use too much glue. Both substrate and material need glue as its a contact adhesive. Do one half at a time. Once its down go over it with a stiff push broom to flatten things out.

I have seen it done a couple times - just never tackled it myself.

All local suppliers have 10' or 20' rolls - trying to do it in one piece.

I did find an online source that would cut a 25' x 25' for me and even with shipping is competitive to the ones I would have to seam.

Seems lots of ways to terminate edges are utilized. Guess I just need to make up my mind on which "system" to follow.

Need to plan for the modifications when our garage addition is built as well.

Do you have an ABC supply Company near you? They are one of the largest suppliers of roofing materials and would more than likely be happy to answer any questions and sell you materials for your job.

Yes the one in Jackson, MI is 30 miles away I talked to them today.

They just started handling the rubber roofing and were kinda lost on the phone. Only had 10' and 20' rolls.

I may end up buying all supplies from them except the roofing, due to shipping and hazardous charges on the adhesives.

I was able to find the Firestone flashing and installation diagrams online.

Now just to bank roll the project and get it done.

I wouldn't worry about putting in a seam. Done properly theyre as good as the rest of the product. And, theyre not hard to do. Surprised your ABC is just now getting into this material. Our local store has had it for years.

Let the rubber hang over the edge on the facia and use a termination bar on the surface. You can cut it a bit long and let it overhang into the gutter on the low side. Looks like the biggest challenge will be to get it flashed properly against the wall under the overhang.

yeh overhang looks awkward, epdm itself pretty easy deal with if plan properly and lay it with common sense .

Yeah the overhang will be a challenge.

I plan to run the EPDM up the wall and place the termination bar right at the soffit, on the brick wall.

The LOW clearance intersection will probably be boxed further out to allow for easier fitting the rubber to it.

Outside edges will likely have AL broke to box the edge then EPDM roofing laid right to it with a sealer tape joining the two. Don't think I will roll it over the edge - for aesthetic reasons.

I do know flat roofs are expensive and you don't want to have multiple pieces hot welded or the temperature change will expand and contract.
