Rust Bullet Disaster

I painted my new garage concrete floor with Rust Bullet 20 months ago. Three coats of base and two of clear topcoat. It looked beautiful when it was done. About a month or so later, I started seeing dark spots in the paint. These blotches continued to grow in size all over the floor as can be seen in the photo. I'm not sure if the blotches are done spreading or if the floor is stabilized after 20 months.

I suspect my floor was not dry enough when the paint was applied and this caused the blotches since Rust Bullet is a moisture cure product. My bad on that point and I now realize I should have waited longer to apply the coating.

I am looking for some advice on what coating I can use to repaint the floor and what prep work would be required to do it. Need something that will adhere and bond with the Rust Bullet and not just lay on top of the original coating.

If anyone can help with this problem, please give me some ideas.

As long as the coating is adhering well (sounds like it is), you can apply most any coating over it. It will require that you first rough up the surface with 120 grit sandpaper or a 100 grit sanding screen followed by a wipe down of denatured alcohol. This will provide the mechanical grip required for a new coating.

I have a spot that looks just like the problem you're having but I had left a unopened bag of lawn fertilizer on the floor for a few days. It's the only spot in my 1200 sq ft that looks like that. Odd it looks identical to your problem, but its just the size of the bag.

We have had a number of clients coat over Rust Bullet with the prep suggested above.
