RV Pad and/or Cover Suggestions

Hello!!

We are moving to some new property next spring and it already has shelter and bathroom/shower house on it that just needs some minor paint and plumbing work. They are close to the road but no where close to where we are building our new home.

We've talked to the local .gov and received the ok, so we have decided we are going from use it as a RV/Camper rental area.

I'm trying to decide on what type of pad or covering I should do for the campers. Right now the soil is hard packed sand that drains almost instantly and although it's only two miles from the gulf of Mexico it is not in a flood plain and is actually on a small hill.

I've considered just an open 12'x20'x6" deep pad with no covering. My concern with a covering roof is that I have no idea what height or width different campers/RV's that would rent will be or where the doors would be on each vehicle.

Thoughts, ideas and or pics of your set up would be appreciated.

Fourteen feet tall, eight and s half feet wide, and forty-five feet long is the biggest you will ever have so build accordingly.

For what it's worth, we do the work for several rental companies and none of them have under cover storage.

Hook ups on drivers side and awning on passenger side.

Never seen anything but a concrete pad, never overhead shelter.

50 amp power, water, and sewer / septic connection would be more of a priority and for me it would be in that order.

Sounds like the consensus is no overhead.

Septic and water is already there. I'll get the 50 amp at the same time as the pad.

Not sure it's worth adding the septic hook up for the RV if they have a full size private bathroom and shower available?

I wasn't clear on the function of this space. I was thinking you were renting out RVs but now it sounds like you are renting space for an RV owner to live. If that's the case you don't need a roof, people will just run into the poles constantly. You will need sewer. They will cook in their RV and use water. Also most won't want to go outside to take a **** since they have an RV.

Many new campers have slide outs on both sides so you can figure 14 to 16 feet wide all set up. Unless you will do a drive through I agree with no roof. Most people who own the big ones struggle to back up accurately. Just thinking out loud.

I never thought about the waste water from kitchen sink, so I agree with septic hook up in addition to the bathroom house. Plus you are probably right, the larger campers/RV's will probably use the restroom in the vehicle instead of the one provided.

The building will come in most handy to very small camper people, like pop-ups and or tents.

For most folks RV sites mean full hook up. It's a convenience factor. It may detour some people looking to stay longer than a few days.

At a minimum you need a dump station. You often fill your tanks while travel and upon arriving at a destination require a clean out.

Septic or dump needs to be there. Tanks on our race trailer are 40 gallon, that's not going to last long holed up in the box. I'm lucky - the empty slab next door has a clean out right next to where I park the trailer. I run the fresh into the grey and some into the black while getting out the hookup hoses. Drain out the black and wash like crazy using a wand, then dump the gray. Wash out the hose, let the rest of the fresh run out on the ground. Ready for next race. We have not maxed any of the tanks, Bracket Finals lasts 4 days so we'll see this fall what the limits might be LOL. BUT - we're still parked within a short walk to the track bathrooms so that will lessen the load.
