Sagging roof, help

fun times is what all this sounds like to me. I will get more photos this weekend when I stop over. I never really noticed prior, but speaking to my family that it has gradually gotten worse. A snow storm last year brought it down to where it is now with the sag.

Looks like an inadequate header to me. The roof framing really has little to do with it although there doesn't seem to be enough collar ties and the ones there are too high. Need to be down a 3rd of the height of the roof over the walls.

Still, the weight on the header is dead weight along with the potential snow load. The header is junk.

I'd say the roof bill of 5k is probably not out of line if they had a crew come in and tear off, haul away debris, replace sheeting, and install shingles.

We do a typical 2 car garage, 1 layer to strip off, for around $3k - $3.5k with your choice of 3 tab or architectural shingles.
Add about $1500 for all new plywood deck installed and you are at the $5k mark.
From a national company with an ACTUAL warranty, not Chuck-in-a-Truck or Pete-in-a-Pickup.

I guess the real question now is how would you tackle the repair? I agree using LVLs is required and not 2x dimensional. Code here won't allow 2x12's for headers unless they are sistered about 4 or 5 deep. Look at the code to see what's actually required.

I'd consider:

Tear off the exterior siding fascia and soffit. See if you can jack it from outside, keeping the crib wall 5" or so away from the wall. You want just enough room to slip the new LVLs in place from the outside. Add a couple more tie joist over the door to help with the jacking going up and not out. I think the ridge will tend to rise as you raise rafters off the header. Use many jacks/points of contact to spread the load. I think you'll have a bunch of force to get it to go well.

Good luck and in the end have a well thought out plan. This job has the potential to go wrong if you aren't careful.

Look at it from the inside too. Take the door down and all hardware. Can you jack from the inside too? Be careful there, it looks like a complete failure could occur.

First, install the rest of the ceiling joists, one for each rafter. Fasten properly to rafters.
Remove the garage door.
Build a temporary wall inside, near the garage door opening, and long enough to pick up every joist and rafter bearing on the header.
Jack up the ceiling joists and rafters and take the load off the header.

Remove inadequate header.

Install proper one.

Remove temporary wall.
