I just started to research building a 16x24 garage on my property. I currently have an oversized 2-car attached garage and 10x12 brick shed in the back yard for yard tools and pool stuff.

It will be in my back yard behind an 8' privacy fence with double-swing out drive-thru gate. I'm planning on a single 8x7 door offset to one side so I'll have more room on the other side of the garage, plus the rear of the garage. It's going to have a hip roof to match the other building in the back. It will have (3) 3x3 windows and a 36" entry door at the rear.

There are a lot of deed restrictions here, so 16x24 is about as big as I can go. It has to have an 8/12 pitch roof and brick veneer. I plan on doing as much of the work that I can myself and be my own general contractor. I'll sub out the slab and brick work for sure.

I've attached my floorplan and cheapo software elevation pictures. I'm open to comments and suggestions!

348 views and no comments? :headscrat I'm open to tweaking my plan from those that have already been down this road. Windows, doors, door/window placement, etc.

Perhaps if you added a draft internal layout it might give us a bit more to respond to.

The roof line in the rendering seem a little oversize when compared to the building base but that could just be the software. Other than that the only concern is perhaps windows-is this an invitation for the low-lifes in your neighbourhood?

The software did screw up the scale of the roof, although it will be an 8/12 pitch. I'm not too worried about the windows. The building will be behind an 8' privacy fence/gate, and the rest of the backyard is fenced in with 6' privacy. I thought about only having 1 window, but I don't want it to be like a cave in there. I'm also planning on having the windows 40" off the floor.

As far as internal layout, it will have at least (1) 8' long bench that's currently in my garage. It will most likely be under the 2 windows on the far end of the shop. My rolling tool chest will be in there somewhere, along with a few other metal storage cabinets I have. My autocross tire trailer will be in there too.

I also planning on building some sort of 'closet' to put my air compressor in so it won't be so noisy when it's running.

Looks good to me. If there is a practical way to do it within your deed restrictions you should try to put your compressor on the outside.

I live in the county and there is no building permit requirement. The lot deeds for our subdivision have a lot of restrictions. The only way to get these restrictions enforced is to take your neighbor to court.

Are your restrictions enforced by a HOA or through the permitting process? Either way, there should be a variance process. A little more width, in particular, would make a big difference.

It's an HOA, but the board members live in the neighborhood. I thought about putting the compressor outside by creating a bump-out on one of the back corners (building has to be brick). I'll have to explore that idea.

I really can't go much wider because it will be too close (for me) to the side of the house, and I can't go the other way because I need at least a 10' easement off my property line.

Finally got HOA approval. City has already unofficially approved my plans, just need to give them some $ and pull the permits.

I have some prelim work first. Build a new fence/gate that the new building will be behind and move some sprinkler heads.

I tweaked the floor plan a bit. Offset garage door to the other side and removed one of the back windows. Windows will be 56" from floor to bottom sill.

Hard to comment Sam, your ham strung by restrictions. But you gotta follow the rules. I do notice that with the attached 2 car you can, I guess, use this just for your car stuff. I built a 30x36 with 12' walls, giving me some upstairs room and filled it up in about 3 weeks.

It will be strictly for the 'toy' car and my tools.

After months of planning and BS, I finally got to break ground! :thumbup:

You see the old fence line in the first picture. That's about dead center across where the new building will be.

My HOA made me put up the 8' tall privacy gate/fence, but I don't mind. I gained several feet by moving it all forward.

The last picture was taken today. Very close to pouring the slab.

Cool. I bet your ready to get going now on the build. Is the picture of the track at the dog park south of Houston? Now you have pictures you will be getting lots of comments.

Looks like you're really getting underway now. If you haven't you should check out Googles Sketchup to help you get a visual of how you want the inside arranged/designed. Good luck with the build! We'll be watching!

Thanks! :beer: I like hip-roofs too. Plus I had them put the collar ties at 10' for extra ceiling height and I'll save on the brick work to come since there are no gables.

The green stuff is called Zip wall. Once it's up and taped (they haven't taped the seams yet), it's weather tight.

Great to see this build underway. That space should give you plenty of room for the Miata (nice car, btw). Helps to like small cars. :thumbup:

I'm not in DFW (but not too far away in Austin) and would eventually like to do something similar. I'll also have to deal with HOA restrictions, so I can't just throw up a giant metal building, as much as I would like to. Good luck on the rest of the build, and hope everything goes smoothly.

Thanks! When it's all said and done, I'll probably be in for $13-14K. It has to be bricked which is more than $4K by itself. I was my own GC and pulled the permits, plus some sweat labor of my own.

Here's where it stands this evening. Still a bit of soffit work to finish and then put the roof deck on. They should finish tomorrow weather permitting.

There was some left over Zip wall tape and I used it to seal up my windows and door. The stuff is like a uber-sticky rubber membrane.

Wow - I'm pleasantly surprised to hear you've been able to build it for that. I've heard other numbers for garages in HOA neighborhoods that were a lot more. I doubt I'll be able to get one that "inexpensive" (easy for me to say now, since I'm not writing the checks yet...) - part of the negotiations with my wife for a new garage would probably have to include a bathroom for pool. I can only imagine how much plumbing would add.

They've made an amazing amount of progress in two days, and it looks really great!

They really have and thanks. I had originally thought about framing it myself, but these guys make it look easy. The walls didn't scare me, but building the hip roof did. Glad I went with a pro.

Lots of progress today! Framing is complete and they hooked me up with their roofers, so that's complete too. All I need is a garage door and I'll be weather tight.

Once the framing passes inspection it will be time to find a mason. :beer:
