There are a lot of people from Arizona here apparently. I'm in the 85254 area.

I just got permits on a detached garage build after 1 yr/ 8months. (Took a little longer as lumber was expensive, I slowed it down some.)

I am at ground zero, and have a January date for slab to be poured. My worksite is buried under a 1/5 acre of river rock that needs to be scraped.

My goal is to have the structure framed/roofed/sealed by May.

The structure will be 1300 sq ft, a 10*18 garage door with a 35ft length to park my camper/rzr/atv etc within. I will have a 25*15 workshop attached to the main garage area to setup work areas that wont need to be broken down on the weekends. I have run subpanels to my existing structure to have 220 outlets for welding and a compressor, this is ready to trench to the new garage.

So, I'm a bit overwhelmed but really excited. I will attempt to journal the start to end.

Anyone install solar locally? I'm not sure if the pot is as sweet as it once was with APS

I'm considering doing the install at same time as roof goes on.

The city of Phoenix required a retention basin, so after the grading and drainage permit was approved I decided it made sense to hire a landscape architect as my front yard landscaping would be forever altered by a retention basin.

This weekend we excavated the front yard and created a pad for concrete to be poured. Final size will be approximately 1300 sq ft. The river rock had to go so we recycled it and used it for glorified french drains and sonoran desert landscaping.




The economy and inflation is affecting everyones plans right now. I personally feel labor is not going to drop in cost without a serious recession, and the best bang for the buck now is to finalize grading and concrete. I am likely to wait until the fall to frame the garage, and focus on front yard landscaping in the near term.

First inspection coming up in couple days, had a few days in which my concrete guys no showed. Things starting to move.

footings finished, stem walls up for inspection slab should be finished within next week

I am not permitted for a bathroom or shower, but i did put sleeves in for the future if we decide to install sink/toilet/shower after the fact. Any suggestions as to laying the drains before pouring slab. GC told me it was splitting hairs as you would likely just need a saw cut in the future. I expected about 1-2k from plumber to run the lines.

I'm not planning on installing a restroom anytime soon, but I like being prepared for the future.

Welcome. I'm a bit late to catch this thread.

On solar i did permitted DIY "off grid" install, locally bought (new) panels from santansolar to pickup and save shipping (they also sell pulled used arrays) . And pieced other components from different sources.

After concrete I needed to run a trench for the electrical panel, relocated a bunch of random junk and dealt with recent rains.

We have framed the garage since Thursday should be done this Monday.

Roughing in ac, electric and comms, stucco etc. next few weeks. The solar is little problematic with delays. I won't be doing a traditonal roof, we are going the solar shingle route and its time schedule is less flexible. I may need to dry in roof sooner than later.


lumber package / morning day 1 / afternoon day 1 for photos.

I hope you don't run into too much delay with the solar shingles. The roof needs to be stacked in order to get your framing inspection signed off. Dried in is one thing, but moving past your rough-in's will become an issue.

hmm. im using a GC as a consultant (i'll have to ask him about that) , I'm doing the Tesla Solar Roof. They want to see a few things completed before they can move forward, my big concern with this project has been Tesla.

We have inspection for strap and shear and roof nail on Wednesday.

Need electrical rough in in to be completed, so that Solar can tie into panel, so that stucco can be placed over roof flashing....

starting the electrical / comms rough in next week. Painted fascia and soffit last week,

Well 2 months later.

Tesla cancelled my entire project. I had really been hamstrung by their timeline.
They had requested I move my panel from the original plans, and delay stucco until they could fasten their proprietary flashing and drip edge on roof. I installed a underlayment on the roof to protect home from the torments of Arizona spring time rain we had this year. That was a good expense. 500$ wells served,

I said screw it and move on without solar.

Roof has been completed, Lath for stucco is finished, Electrical is run everywhere and Communications are finished.

Passed Pre-Drywall today and onto Insulation and Sheet Rock.

I'll update shortly with some interior shots.

Tesla also canceled my solar order. i have on my toy shop a steel roof different profile than standing seam, they don't do that (they realized after about a year) . so... did DIY for about 50% off - bought panels from SanTan in Gilbert and MPP inverters from Taiwan, and batteries via Texas ... up and running as "off grid" permitted through Scottsdale and working out how to feed the house ac's via a gen transfer switch.

interior with electrical and comms

Lucky to have a friend that runs a home automation company in state and he was a big help prewiring for all Audio / TV's / Internet / WiFi etc. Garage will be hardwired from home to allow for security, youtube, gamedays, audio and anything else I can think of.

Electrical took a bit as my contact subs just kinda fizzled out. Paid a little more but feel good about the custom stuff. Took alot of guidance from the forum as for running a ton of outlets at 42" every 5 ft. Back wall was lower to ground but thats ok as it will usually be cars parked over there or a lift in future.

Garage door will be side mounted with 10' door that will hug ceiling.

Near garage door will be a welding area with lots of air flow and 220 run and I'll likely switch that outlet to a compressor in my closet.

Finally a minisplit for the workshop area. Ran 220 to that as well. Not enough for the entire garage but I suspect I'll tarp off the workshop with eye hooks and hang something until the fall when the heater will do its work.

i'm starting my own research on this, I have a long flat roof patio that might work and I'll be interested to see if that creates the power to make it worthwhile.

are you doing any batteries to capture?

Yes , for batteries i bought a used full size server rack and started with two batteries and then added two more. I have plenty of solar panels (16kw) that can keep up with Tesla car charging when sun is out, and the batteries seem like enough capacity to keep home mini splits running over night. (yet to be tested) .

Insulation was completed while out of town, R38 up top.

After a lengthy video and photo gallery of every wire in the shop we're starting sheet rock today. Should be moving fast after with electrical completing, painting and all doors. Ordered lighting this morning off primelights.com 9 high bays running the length of the main body of the shop. Interior i'm still not certain but I was a couple different zones and will mix it up between 6 inch LEDs and some near flush mount shop lights.

I have gotten multiple quotes to do a polyaspartic floor 1225 sq ft at 4-5$ a foot, Nationally it seems much higher.

Any companies you folks have talked to and liked?

I was seeing people quoted as high as 10$+ nationally.

Brown coat finally got put on this week. Still waiting to tap and texture.

Stucco will go on next week. Dry wall should wrap up, then doors, interior paint, electrical trim and ac. Finally flooring in about a month...

Then... driveway, sliding gate, landscaping etc. Never ends.

Almost done! Just a few things left before final inspection alot done over past month. Stucco / Electrical wrapped up last week. Mini Split is installed and flooring done a couple days ago. Remaining is a Wall Base with cove to match outlets. A lot of exterior work in the next few months (gutters/drainage/apron).
