Been lurking around the last few days and I've learned a lot but I'm somewhat confused about certain issues.
I just recently moved into a cape here in Long Island built in the 1950,s. Our garage has been finished with Sheetrock and serves as storage/workshop. We do not ever see us using it as a parking garage. The floor is the original concrete and is pretty rough shape with some hairline fractures and the rock used in the original mix showing through. I want to spruce up the floors. In the ideal world I'd love to get a professionally done epoxy floor but after being quoted 2500 to 3000 to finish my 300 sf garage I cannot justify it (too many more important areas need work). Besides, I was told this price but without a guarantee of a smooth finish because of the rock showing through cannot be ground out. Rather they recommended to resurface then epoxy. That would add an additional thousand.
So I decided at the very least paint the floors and here is where I am confused. Essentially, my floors are quite pourus and the garage has a huge dust issue from the concrete. This means a seal and I wanted to go with a penetrating seal like ghost shield or eagle brands. As I understand this seal in the pours. This type of seale supposesly last quite a bit longer than other types.
My question is can I paint over the concrete after I seal it with Benjamin more 1-expoxy paint or would the sealer prevent it from sticking? Is there a better method that won't break the bank? Essentially down the line I wanted to put rubber flooring to make half of it into a gym.
