Sealant/Top Coat Recommendations for a Shop

I'm having my concrete floor poured in a couple weeks and am looking for recommendations for some type of sealant or coating.

The floor will be around 3600 square feet with in-floor heat. Half of the building will mostly be used for storage and the other half I'll be working on cars. There will definitely be spilled fuel, oil, transmission fluid, brake cleaner, etc. I'm good about cleaning up spills right away, but want a product that won't break down from these things spilled on it.

My biggest concerns are protecting the floor from spills, salt in the winter, and keeping it looking like new. I'm open to something clear, or a coating with a gray colored look. Hoping for something more budget friendly as the entire project is already way over-budget. Whatever anyone offers, I'd also be curious about when the product should be applied. I've heard some things should be applied while the concrete is still somewhat wet after the pour, and others 30-90 days after the pour.

Since you haven't placed concrete, take a look at color hardeners, then quality sealers.

The hardener adds color & strengthens the top layer of concrete. I went with euclid super diamond clear & an very happy with it, thrown everything but salt at it

You may want to look at TS210 by Concrete Sealers USA. It's a durable and thin filmed acrylic-modified polyurethane coating. It has a matte finish, it's easy to apply, does not require etching, and is budget-friendly compared to traditional resinous coatings.

You may want to look at TS210 by Concrete Sealers USA. It's a durable and thin filmed acrylic-modified polyurethane coating. It has a matte finish, it's easy to apply, does not require etching, and is budget-friendly compared to traditional resinous coatings.

This looks exactly what I'm looking for. Thank you!

Take a look at our Ballistix Sealing/Coating system Outstanding resistance to chemicals and stains and applies with just a pump sprayer with little, if any prep, or a coat of our SPGX one-[art Polyurea.

Both of these are fantastic systems, low cost and easy to apply.

I've been doing polyurea floors and will continue to do so. 2 coat minimum for me though.

I don't think you can coat with anything until your concrete is dry.... Which might be as soon as 30 days or take more than 90 days...
