Sealing a brick house?

I have a brick veneer house built in 69 that has some brick crumbling in wet areas and I would like to get ahead of it . Is there any downside or potential to cause more problems? It's very porous brick. Thanks fellas.

Only thing I've seen used or mentioned is Thompson's water seal. Been looking and listening for many years. Live in a 1936 brick n tile house. Air gap between the brick n tile. tuck pointing is very important. Try to dry up those wet areas as it will help keep mold forming. The black mold got me one year, damn near died. Our brick is hard faced but textured, still moisture can get through.

There is a product originally by Enterprise, but now by Quikrete, that is a waterproofer. It has silicone in it and looks about like watered down skim milk. With the "natural look" version you won't even know it's been applied until you see the water bead up and run off. You can apply with a garden sprayer. It's what i have been using for the past 20 years.

Many of the sealers note that if water/moisture is getting behind the brick (somehow from above or behind) and you seal the face it can cause damage when freezing. There are several sealers out there. BEHR has a brick and masonry sealer, wetsealers.com has a product called ma/con that is for brick. I have used both of these without complaints. I think it is good to look for products that say they "breath" as to allow any moisture to escape out of the brick.

I have been using it for at least 15 years now and have had a lot of success with it, I spray it on with a garden pump sprayer and it actually in Injects silicone into the brick causing the water to bead off

It lasts for 10 years And I have had a lot of success solving water issues penetrating through walls for customers

You will need lots more than gallons, properly applied you put it on until there is a slight rundown. That brick will really **** it up- depending on the area you want to cover start thinking in terms of 5's . A light fog coat won't work.

They sell in single gallons as well as 5 gallons

The 5 gallon pail is a little bit cheaper however it is a royal pain in the *** trying to pour it from the container. You wind up spilling just as much as you are saving cost wise

If the brick is extremely porous they recommend using the super strength which is only like seven dollars a gallon more

Oh, and if you do go with that product make sure you cover all the windows with plastic and make sure there are no cars around because that stuff is a royal pain to remove. It’s silicone and it repels water..... ask me how I know about how difficult it is removing overspray on cars, I’ll never make that mistake again

You need a solvent to soften it

Do you know where the wet is coming from?
