Sealing a New Pole Barn/Garage Floor

Any thoughts on what would be the best concrete sealer for a 32' X 40' Pole Barn/Garage? The garage will be used for Automotive & other Mechanical Hobbies. I've been in the repair business for 40 years and really don't care for epoxy floors. I would prefer to try a sealer & maintain it as required.
I would appreciate any & all advise.

You can find basic concrete sealers at most paint stores or hardware stores. The contractor I selected for my garage floor suggested Sherwin Williams....but many places offer a product that can be brushed on.

I'm looking at going with a concrete stain and then sealer to help reduce the appearance of future stains I'm sure to see on the floor from my beer brewing and car maintenance.

The problem with using just a sealer is that they are thin and give little protection (1 mil at best so when it wears or gets damaged there goes your stained floor which will never be able to be repaired to match.

A better choice is a high quality epoxy in clear on your stained floor if that is the look you want with a matching urethane protective topcoat similar to our Armor ultra system.

These systems are thicker, more resistant to damage and easier to maintain over the long run. The reason why sealers re not frequently used in car shops and such is for this reason.

Still looking for a sealer, not sure if I need a densifier & sealer or just a sealer on the new floor. Not interested in epoxy. (Pole Barn to be built this month)

if you're only interested in sealing, look into finding a water based urethane. Urethanes resist chemicals better than epoxies and are also stronger. An acid stain is a great choice for a garage or shop floor as the imperfections of the stain hide the stains from spills and equipment.
