Sealing along block wall?

Hi Folks:

I would like to seal a horizontal seam along a block wall where it meets a brick apron. Moisture is seeping in this crack and causing some damage inside. The original sealant is mostly gone. What suggestions does this experienced crowd offer? Presumably some sort of caulk or other sealant. What do you think? Thanks for any help, Daniel

Tremco Vulkem 116 or Dymonic 100.

Clean and apply per their directions and your problem is fixed.

This looks perfect. Do you think it's okay to use some caulk backer rod given the depth of the crack? Many thanks for the prompt response!

The directions will tell you how large of gap those products can cover, but from the looks of those pictures I would definitely put backer rod in there. If you don't you'll be wasting a lot of product just to fill the depth of the gap.

Definitely use backer rod and read all their material describing proper installation. I'd start with a good power washing. I would also use primer for the best results. Not that much more work.

I would be making a flashing to go from the grout line of the concrete block down then over the red brick cap.
Cut a groove about 1" deep into grout line.
Flashing would look something like this;

And... blue is concrete block, red is brick.



I would charge between $10-20 per linial foot to custom bend something like this and expect it to last as long as the building does. An elastomeric caulking to fill the groove cut for the flashing. The caulking may need to be looked at after the first couple months to make sure none shrunk too much, but after that should last a decade or more.

This looks great! Thanks for taking time and effort - I am having the block on that side professionally painted later this year and may incorporate your suggestion.

its also coming in behind your electrical box, that part wasnt painted and blocks are porosist, so every time you get a heavy rain,it runs behind the box

I second the flashing- that's the right way to do it and have it be a forever fix. The Tremco mentioned above is good stuff, but I'll also throw out MasterSeal NP1. It's great stuff- I've had some that's been outside for a few years so far and it looks just like the day I put it down. It levels out well so you don't have to tool it to get a good finish on the joint.

The metal flashing would be the correct more long lasting fix. Cawlk and sealants should be secondary waterproofing not primary.
