Sealing asphalt. What do I need to know?

I'm going to seal or have it sealed by the guy who paved the driveway (only because he told us it will void the warranty if someone else does it) and was if there was anything I needed to know before I have it done. Latex or oil based? Or any other info I might want to consider.

If you're buying it in 5 gallon buckets at a home center, there are varying levels of quality. Your labor or a contractor's labor is the same so you might as well go for the higher quality product.

Two thin coats will last longer than one thick coat.

Make sure you seal small crack and repair large ones before sealing.

The asphalt should go through two winter / summer seasons before it is sealed. Sealing fills in the minor voids between the stones of the asphalt. You should have it done by someone that uses a good product that has some substance to it. I have seen driveways sealed that is more of a color coat, than a sealer. I personally like the oil based sealer that is mixed with an asphalt and sand mixture. This will fill in the voids and help to keep the driveway looking good for years to come. Avoid at all costs the latex sealers that come in the can at the home center. As for your contractor saying that if he doesn't do it, it will void the warranty, he is blowing smoke. Check with your States Attorney General and see what he / she has to say about this. Read your warranty contract and see what it says. It would have to have been written into the contract before you had the job done to be enforceable. Just like your car warranty. They can say that it is void if you don't change the oil, but they can't force you to do it at the dealership.

Like Junkman said, you ideally want the asphalt to go through at least two full years of climate changes. Sometime in the middle of the third year asphalt is down is the standard time to seal around here. Although my HOA sealed our driveway less than a year after it was installed. Used the crappiest material they could get their hands on so it looks like **** a year later.

We do ours every 4-5 years, basically as the sealer wears off to the point of needing to be redone. A neighbor used to do his every year and it got so slick and smooth you'd slip on the driveway during a rainstorm when it was wet.
