Sealing closet floor

I want to seal the floor in my utility closet, just off the garage. The garage is tiled, so no problem there. The closet is bare concrete with a broom finish and is only 15 square feet. Essentially zero traffic. Just has water heater, solar inverters, and breaker panel in it. No storage at all. I'd like to end up with a smooth finish for easy vacuuming and mopping, but durability like parking a car on it is not an issue. Is there any one of the big box store, buy it in a gallon, single part epoxy or whatever, and roll it out paint that is better than the others? Or are they all ****?

All the stuff from a big box store will be fine, as it no traffic happens there. Why not just tile it though, like the rest of the garage. 15 square feet wont be a big deal to do.

Well, yeah there is that, but the floor has like 45 pipes and conduits sticking through it

No traffic, ya would think a floor paint would hold up. I don't know it the venders could make you a kit for you to epoxy it...... Well I'm sure they can.....whether they would or not would be the question.

Why not tile what you can, then build a cover to conceal the pipes. I see it all the time with hydronic floors where the people want to cover the manifolds. Then at least you get nice clean looks where its visible, and a finished cover to conceal the ugly.

If its a tiny floor without traffic, anything will work. Look for the cheapest epoxy you can get, in the smallest quantity. You'll need to mix up about 20 oz of product to coat that floor. - And thats with extra left over in the bucket, and what gets sucked up in the roller or brush.
