Sealing unfinished basement floor

We have an unfinished basement, total of about 1800sq ft. Part of that is already shop space, part is gym. The rest is future living/bedroom with full bath, and a full kitchen with half bath. We are starting to make some budgetary plans for finishing it in the next few years. I’m getting sick of the dust down there, particularly when we are working out or just playing with the kids. I think doing something with the floor will help, considering a sealer or something.

We are planning on using one of those waterproof “luxury vinyl” floating floor products such as coretec at around $4/ft. The bedroom would be carpet, so probably 1000sqft. Would it be a waste of time to put a sealer down now for a few years? Can it be done cheaply. Would sealing it affect future installations in any way? Not concerned with the floating floor, but if we chose a tile for the bathrooms; or I know some carpets are glue-down, so would the adhesive have trouble with a sealer?

What products should I be looking at? I would probably treat the whole basement, so at 1800sqft it would take a lot or product. I’m not really concerned about appearance, main factors will be cost and ease of installation. Space is mainly used as a race track by the kiddos on bad weather days, and the shop is exclusively light wood working. Appreciate any advice.

We have a nice inexpensive water based sealer (safe for indoors) you can pump spray on for about 15 cents/sq ft. It would give a satin sheen and keep the dust waaaaaaaaaay down.

Is this what you are referencing?

On an unrelated note my dad is a builder in Asheville and he had a client request finished garage flooring, so I turned him to your product line, they had great results, he had never used it before and had never done a garage floor before, he was impressed. 10/10 would use again.
