Sealing VCT

Hi Guys:

I have just finished a VCT tile floor in my garage. It is time to seal it now. What did you guys use to clean and seal the floor with? I have been doing some reading and searching this forum, do you really need to use a string mop to apply the sealer or will a lamb's wool pad work? Also, what about polishing - I have a buffer for the car but would you guys recommend something else?

I just used the polish from Armstrong (Excelon?). Get the floor super-super clean-anything on it (hairs, dust, etc.) will be trapped in the polish. I highly recommend a microfiber mop (slightly damp) to clean it before applying polish. When you can go over the floor and nothing else comes up - it's clean.
I have just a sponge mop I apply it with. Rinse it out after each use. Pour out a big puddle and push it around. Put as many coats on as you can at first, becasue your floor will never be that clean again. I probably did 5 or 6 the first time.

I tried to buff with a Porter Cable. No dice. Not heavy enough and too small. It could be done, but it would take forever.

How about renting a floor polisher? I don't have VCT in my garage, but I am a teacher at a high school, and that's all there is for flooring. Our floors look like mirrors when the custodians are done with the polish and the machine. I'm thinking about looking into what our school pays for tile
