Hey everybody! I've been watching and reading this forum for a while on deployment, just absorbing information in the planning stages for my garage build. Right now my house has an attached 2 car that we will be converting to living space and building a detached, larger 2 car connected by a breezeway to the house. Being in Florida, snow is not a concern.

The goals for this garage are:
1) A place to store our boat. A restored 1951 Aluminum Crestliner doesn't live outside in Florida if you want it to live long.
2) A dedicated workshop. I enjoy house projects, light woodworking, and basic auto work. I need somewhere for the tools, parts, and equipment to live. Right now they share half of the small attached 2 car garage with said boat and storage bins.
3) A "basement." The wife and I are from Missouri and grew up with basements. Not having one in our current house hurts the storage. This garage will be built with 40 psf attic trusses in order to be our "basement."
4) An additional ~240 sqft of living space in our house, pushing us to 4 BR, 2000 sqft.
The process:
The plan is to do this garage build 100% by myself and with the help of friends, with an intended zero cost for labor.
In Florida (at least Duval County), we're required to have Engineered plans in order to get permits approved by the city. That was the first budget hurdle. After several quotes and discussions, I had plans drawn up for $1850 (significantly more than I wanted to pay, but understand the cost).
Now we are waiting on quotes back from the truss companies. With those in hand, along with our engineered plans, product approval sheets, and an ounce of good luck, I intend on heading into the Building Inspection Division and getting the bureaucratic runaround to gets permits approved (both for the conversion and the new build).
In order to have the breezeway attach how the plans call for it, I have to do the exterior wall on the conversion first. For that, we'll be pouring concrete in the current garage to raise it to the same level as the rest of the house (~4" thick drop currently). From there, we'll frame and side the exterior wall to match the house as is.
Next, we'll be tearing up the portion of the current driveway where the new garage will go, then digging for a monolithic slab foundation. I'm a little nervous about doing all the concrete, but have some solid friends who are willing to help out.
Wish me luck on the permits! I'll update this as the build progresses.
