I'm checking my options on garages. I think some else here has this type "shed" I'm considering the 22x24 my town has zoning/permit issues anything over SF. They call if a double wide. I have the lot space for it, nut I checked on pole barns and stick built packages(84 lumber etc) but the concrete costs are astronomical here in NW NJ. I got quotes starting 6-7 grand then 6 -8 grand for the structure. I figure I'll only be in this house 5-8 more years and I been trying to get the money together for 3 or 5 years but we all know something always comes up. Right now I got enough coin for the shed, lot prep and gravel base including a qp driveway.but not enough for the stick built/pole barn with concrete floor. I figure a can use 2 ft wide alum diamond plate track on each side and fill in the rest with some sort of tile after I seal the pp 3/3 plywood floor. I'm trying to get 79Z28 out of the weather a triple car cover bit.( been 3 years) and this is the closet I've been.
Part me says do it and possible convert to a concrete base later. I figure if I don't do it now will probably be 2 years before I get another chance. Thats two years + doing all my Z work in the driveway (be there, no fun) No garage is actual holding me back on any other hot rod projects, Wife wants a
older stang 67-70 stick but no way in the driveway or basement major PITA.
Anyway let me know your thoughts.

FYI I don't want to refi I want to pay cash as I go including elec and heat.

Interesting idea. I'd be concerned about putting loaded jackstands and other heavy point loads (loaded tool chest on 4 casters comes to mind) through the plywood floor.

I also have some concerns but figure I can put diamond plate down where every there is a heavy load , boxes jack stands etc.

Once the gravel is compacted from use all you would need is a good piece of 3/4 plywood to put he jackstands down on. Gravel really ***** for alot of reasons as a work surface though. If you lose a nut or screw it can be very difficult if not impossible to find. The screws eventually turn up in a tire. If you are doing mechanical work dirt and engine/******/rearend parts don't go well with a smattering of gravel. I used to have a 14 x 24 single garage and alot of work was done on the gravel drive. It can be done but it's less than ideal.

I work on my grave drive way in West Milford, and I HATE it.
I've probably pi$$ed away $500 in lost fasteners in that grave driveway.

have you tried a comany like connestoga steel? I got quoted something like $18k for a 20x20 garage put up on my property a while back.

18 grand is way out of my budget. This shed comes with 3/4 pp plywood floor 12 4x4 on center. I figure this shed delivered on gravel base $7500
+ running the elect.

Wow! That's an awesome price! :bowdown: I guess it always comes down to measuring what you need versus what you can afford. If you're going to be moving in a few years and you think you can live with the gravel/plywood option then it wouldn't make much sense to pay for more.

I really don't see how that's possible.
I budgeted $10k for building my 17x20 garage this coming spring and that's me using every short cut trick and salvage wood/window bit I could lay hands on.

Geez.....There are garage builders here in Wisconsin that do a 20X24 complete with concrete (on a level lot) for $6995.00...

That includes a 16' door, one service door and two windows...

I have two of the Shed type Garages. One is a 14x24 and the other is 14x28.

I am currenty in the process of adding a 8 x 12 walk through to tie the two together.

I love them. The plywood floor is not a concern. In fact I likein better than concrete. It is more comfortable to work on, IMO.

I work on my cars all the time in them. The floors in these "sheds" are 12 on centers so mine hold alot of weight. I can park my Avalanche in it with no issues.

I was going to spend $50k plus on a garage and sell them but in the end I really do like working in them and can keep the money in the bank (or spend in on more tools and car parts.)

Thanks for the info. I really leaning to towards this shed. They are based out of the Lancaster area of PA and del to NJ both sections for 600-700 and put them together.. I just got a gravel quote for the base and it was $1500 delivered, spread and compacted including qp from the road to the garage.

I paid a premium due to fact I bought the building second hand (it was only 3 years old) and wanted the local shed movers to do it. They have to make money some how.
