Hello Experts -

We have for the 2nd time had issues with Sherwin Williams epoxy floor paint. The floor is staining yellow under car tires and peeling. The first time it happened, SW's accused our painter of not properly preparing the floor before painting. Our painter, followed the instructions provided to him by his SW rep. To the point of grinding the floor, cleaning, staying off the floor for over a week after paining, etc. Again, the floor is staining yellow and peeling under car tires.

SW's came and took a paint sample and this time stated the issue was because of dust in the paint.

We have now spent over $4000 on materials and labor and our garage floor is a mess.

I truly feel this issue is with the product. It makes no sense that the product would stain yellow and I witnessed my painters meticulous steps that he followed.

Also, the product is sold to withstand tire traffic. No we don't have crazy race/performance tires on our vehicles.

Has anyone had a similar issue?

Probably 1100. It’s does have impressive flexural and tensile strength. Doesn’t like to be applied less than maybe 20 mils, no matter what your PDS or rep says. Sounds like a few I’ve done several years back before I figured it out...kinda. I have seen it yellow way back in dark corners and under work benches (where it’s relatively dark). And those SW reps Have never fessed up once. Oh, this guy did this, that guy...the sun, the moon, lunar cycles...blah blah blah. I make them stand there and watch me put it down if the GC Wants some implied warantee. Still never paid out...there was one guy though, back in North Carolina 1972 I think, who saw Sasquatch and had SW pay to redo a floor...

Hi, was this floor topcoated? Discoloration under tires can often happen depending on type of tires and additives in the tires.

We have seen projects in garages where there are two cars and one car is fine, the other tires stain. Topcoat greatly helps to reduce tire staining.

We always suggest a urethane top coat and the ones we usually suggest are far less likely to experience the issue. The tire industry is outside the coatings industry's control. It can happen with any coating. I have never seen it on our Polyurea or our 356

I'm in the same boat as you. I had my floor done by professional painters who got the epoxy, and clear coat with confetti flakes done on my garage floor. I kept everything out of the garage for over 7 days, then started parking my car in it. Staining happened, and my tires were peeling up the paint. It was a mess. I hired some really good top professionals who do high rises and parking garages, but they normally use their own paint. But I wanted the Sherwin Williams again, and so they ground up the first paint down to the concrete, cleaned it very well, and then applied everything per directions. It looked beautiful again. Then after 7 days I pulled my car in the garage. At first all was fine. Then it started staining and peeling again. The first time it cost me about $1200 with the first painters. The second time it cost me $2500 due to having to grind the paint off the concrete first. Now I'm going to have to pay again to have it ground up to bare cement again and this time they will use their paint because they NEVER have had this problem with their paint. I am very upset at Sherwin Williams. If you see a note I found in small print, it suggests putting carpet pieces or rubber mats under your car's wheels! Seriously? I'm surprised there isn't a class action suit against them for this. I am still working on pursuing them reimbursing me for all the money I have spent for an inferior product.

Certain tires contain additives which can stain or discolor virtually any protective topcoat. May we suggest that once you repair or re-do your floor that as an extra safeguard you add a coat of Ballistix which we carry which will not stain or discolor and will also protect the floor from UV discoloration. Note though that Ballistix can only be applied to urethane topcoat after a full week cure, vs applying immediately over polyaspartic topcoat same day so that keeps costs down from your contractor coming back.

And why wasn't Sherwin Williams advising us to do that? No matter, now I have to pay to grind the floor back to bare cement, and pay labor and paint all over again. At this point my bill is almost at $4000 to fix something that I feel Sherwin Williams is 100% responsible for. Maybe applying Ballistix to the floor may be prevented this, but how is anyone supposed to know this. SW knew what I was doing and never even suggested this.

We can't speak about how SW runs their business, but they are not known for specializing in the difficulties of garage floors, and we often get complaints about them, and to sell products to fix SW projects.

Unfortunately current tire formulations can stain floors without this additional protection, even on urethanes and polyaspartics that we carry. It's not all the time and it's tire-dependent. In fact we have had many projects come our way where in a two car garage one looks fantastic, and the other side is discolored from the tires on that vehicle. Higher performance tires seem to be much more of an issue.
