We're looking at homes in the Gainesville, Georgia area. Basically anything east of Lake Lanier and up to 30 miles away. If we can't find a place with a nice shop we'll have to build one. I'm looking at a 40 x 60 shop. Any recommendation on builders? Haven;t decided on pole vs. metal frame or stick built.

No help here...I’ve waited for almost 2 years to get a deck removed and a stone/concrete patio installed. I ended up demo the deck, I removed all the electrical and dug out plants, relocated and ‘heeled in’ in the interm, novel questioned the estimate....2 friggin years. And I didn’t care if they wanted to do it in February......it was a chore to give my money @w@t. Good luck

Just make sure you buy a house in an area that allows you to do what you propose. There are lots of properties out there with all sorts of restrictions, even in far-flung rural areas. Also make sure you do your own due diligence. Do not trust the realtor to know (or reveal) all of the facts. The ONLY people with the answers are the local AHJ (Authority Having Jurisdiction).

Hopefully someone in that area will chime in on builder recommendations. Much of the southeast is in a building boom, so contractors are booked up, and prices are high. Lumber prices are stupid high right now; as much as 300% on some materials, and steel is going up, too.

I'm about 20mins East of Gainesville. As long as you get outside of the Gainesville city limits into Unincorporated Hall County you should be good.

Check the zoning maps but most of the land east of Gainesville once you get into the more rural areas is zoned AR-III or something like that. Which basically means the county poses the least restrictions on what you can do.

I built a 40x60 Red Iron steel shop / in law suite to live in until we build a house on our property.

My experience with the county was great. But I could tell they were hesitant until they pulled up the GIS map and saw where my property was located. Once they realized I was in "East Hall" out in the country, it was like they all of a sudden could care less what I was building......
