so, first off I have an amazing wife. And this is as much her dream as it is mine.

SWMBO and I have been looking for the right place for a while, and nothing would fit the bill. So, we started looking for land. Found this place last spring and got the ball rolling. 2.88 acres. 62 trees, 200ft wide, 600ft deep. Pretty flat, but close to the main road and once the new toll road opens up, I'll be able to make my commute easily. The lot is about a half hour South of Fort Worth, TX.

And here's my first attempt at telling folks the plan. (yes, I'd been drinking :D )

I run a fabrication shop during the week, and build hotrods/Jeeps/bikes, etc. on the weekends. The plan is to ultimately work from home doing customs and have enough space to expand and function as a 2-3 man shop.

All without looking like a warehouse in a field.

Are you planning this as a primary residence? If so, I would break the shop and house into two independent structures. You have plenty of room.

base building is 40x60x18, 20' awnings, 12' balcony/overhang off front, 20x40 2-story "condo" build out inside. 2-bedrooms with a 12' mezzanine over the "clean room" and what will be the tool cage.

Originally the plan was to build this as the temporary housing/party rooms then build a house out towards the road. But my lovely bride has said she's not really interested in building a "house", so now we're thinking about expanding. Plus, my current shop is 30x40 and 40x40 isn't gonna cut it.

We are. However that's contingent upon finding comps and securing a reasonable mortgage. Otherwise it's gonna be a nice place (~2500sqft) and a 40x60 shop.

Quick Rundown:

Closed-Cell Spray foam entire shell
HVLS ceiling fan
Living space designed with an industrial/commercial feel
Sealed concrete floors on lower level and in shop area
poured concrete counters
built-in Kegerator and commercial ice maker in Kitchen
Steel stud interior framing
re-install my 2-post lift in the new space.
Direct Lift motorcycle table recessed flush into floor
12x12 roll-up insulated doors with openers
80gal air compressor and backup generator on small lean-to off back of building
360amp electric service, sub-metered for business/home usage

I have friends in certain industries that are willing to help out, so we're contemplating the cost/benefit of Geothermal and Solar power. Of course, if I go Geothermal on the HVAC I may forgo the HVLS fan for the shop and go ahead with conditioned space.

decisions decisions.

A few pics of my current 30*40 shop in a small rural "indutrial park", shared with my buddy Kyle.
He works out of there about 3-4 days a week, I'm there on the weekends. We're also renting another 30*40 next door for storage. Jeep project, my motorcycles, his bass boat, several kayaks, and we still have 4 trailers between us outside in the "yard".

These are all random pics off my phone, but its really getting cramped in the last couple months, we have definatly outgrown the space. He needs more room for customer cars and I need more room for fabrication equipment. He does mainly repairs, I do customs; roof racks, bumpers, syspension systems, cages, race car prep, etc... Plus the shop is out not very conveniently located now that I have a day job again, so I'm planning the new place. More on that later...

This shop's setup well for maintaining one or two cars, and I originally set it up as such, we just have too much **** and too many projects coming and going.

Ive been quoted about $15k for erection costs on my 40*80 layout. Shell only, no slab or insulation.

Hows this compare to some of yours?

I did one in 2000. It was 30x80x10 4/12 pitch metal insulated shell. I built a 2 bedroom 1140 SF apartment in one end. I framed it in wood, insulated all the studs independent of the shell, built stairs in the shop and decked over the living area, about 20 foot clear down the middle. It was tight, quiet, cheap to heat and cool. I did acid stained concrete floors myself and it worked out pretty good. I framed, wired, plumbed, and sheet rocked it all myself. I paid for tape and bed and paint. I built cabinets and trim. I did it all except the shell on my credit cards and pay as you go, working on it nights and weekends.

What I did wrong? Should have gone 14' on the walls and 6/12 pitch or greater and I moved in before I was finished. I wanted to quit paying rent.

My friends just finished a 4 bed, 3 bath, stone fireplace, hardwoods, etc, etc, shopdominium on their deer lease. His mistake? He let his wife get involved.

Any deed restrictions? Even if nobody is going to inspect the place but you, I'd be sure to have fire-rated separation between living space and shop space. Depending on what you're doing in the shop, some fumes could be mighty persistent about getting into your living space.

Where are you with this? I am starting my own similar project this month.
Short answer: Never got to start it. Had a baby and bought another house on 1.2 acres.

Actually we close on the lot today. Sold the 3 acres this was going on and it's funding my new shop at the house. Will start a new thread for it.

Any deed restrictions? Even if nobody is going to inspect the place but you, I'd be sure to have fire-rated separation between living space and shop space. Depending on what you're doing in the shop, some fumes could be mighty persistent about getting into your living space.
Unincorporated county, and I had a fire wall in the design
