Thinking about building a shop with rental apt. in it. What's your advise? My thoughts where that my renters could help pay for my shpp.

I think it may be difficult to find someone who wants to live above or next to a shop, unless you never make any noise or dust in there...

We have a 26 X 36 barn (garage) in our backyard. When my inlaws owned the house they put in an efficiency apartment in the upstairs of the barn. When we moved in I wanted to move my shop into the barn but didn't think the tenant would appreciate all the noise the saws, compressor, dust collector, etc. makes. So...I added a 20 X 32 addition on to the side of the barn. Our house is a raised ranch with a finished basement so there's no storage in it. I put a wall across the shop so there's a 20 X 10 storage area in the back (for all my wife's stuff) and I've got a 20 X 20 shop.

We like the apartment as the rent pays all our property taxes for us...plus we can legally write off the barn expenses (related to the rental) on our income tax.

Yeah, i too want to build a rental with garage below, most likely a 4 car, 1 of them being for the tenant and walled off from my area. If you spray foam between the garage and apartment, and take other precautions for sound, such as using sound board drywall versus regular drywall, the person upstairs will never know you were using a saw or air hammer, etc. Its all planning. But I know you could get a 1000+ sq ft apartment above a 4 car garage, and with them having a garage for their car as well, you could rent it for a nice amount.

you may run into zoning issues with a living space above a shop.
many years ago i lived in a very small apt above a 2 car garage that was used as a body shop. no noise problems, we both worked days, but i knew what coclor he had painted that day by the overspray that was upstairs.
