Like it says, I wanna see your garage plans for those that have built, or had theirs built. It seems like it will be time for me to rebuild my garage, and I'd like to get some ideas. My current garage is just slab on grade, and is 20x30. The issue is that this area used to be farm land and 20yrs without gutters has taken its toll. I have an are of the pad that has sunk a good 3/8" from the center of the garage, and is not level at all. There are 2 cracks running perpendicular to each other at almost the exact middle of the slab.
My dream garage would be a minimum of 30'x40', have 12' full clear first floor ceiling(with the overhead doors hidden in the space between floors), and a second floor with a 250 lb per sqft load rating and 9ft full clear ceiling. Though I am not opposed to a steep pitched vaulted ceiling with 10ft at the center, I'm not that tall. Running water would be nice to have, but I think sewer tap is gonna cost way too much(may look into grey water system, and composting toilet, though the walk to the house isn't far, I just don't wanna dirty the house up every time I walk in to pee...)
However I think the finances will rear their ugly head, and I'll end up with something a bit smaller...
Also, how many of you have insulated the foundation walls and how much did that coast? I have heard that in my area that the new codes demand an R10 minimum, and that the walls also be fully insulated even though it is detached... I will be investigating the codes of course.
