My parents (70s) have an enclosed garage, bare concrete, with vapor emission 3.6lbs per 1000 sq ft (south florida tested in winter/dry season). I want to color the floor and add some rugs for them to use as a comfortable office/storage/living space. it had same musty carpet over it for 40 years but no mold or water damage.
The concrete's 50+ years old with some stains, not polished/slick and water darkens it immediately but takes a good while to sink in.
From all the research I'm looking for breathable flooring/coating/solvent to let the vapor evaporate but confused about the actual plan. is there some system like one brand where every step just works together well? Any advice appreciated.
Its DIY, on a budget, cant grind, can sand, cant level, cant power wash or hose down. Poor ventilation, so no long-lasting toxic fumes. Going to add ceiling fans.
1. sanitze floor maybe bleach and careful to neutralize/mop with water right away then thorough dry
2. Diamond grit sanding/floor maintainer then vacuum & mop with water and dry?
3. then moisture mitigator necessary or not? if yes wakol 280 or another brand that works with the plan better?
3. use a stain instead of epoxy paint bc its breathable? is there an opaque cool light colored stain?
4. stain needs sealer -but is that breathable for the vapor? Also is a hardner or a densifier necessary or not? does any of this work with the mitigator?
5. get some nice rugs and air out occasionally
