SIP Panel Garage Addition

So we finally started our garage addition. It is a 38X 42 addition built on to the front of our current 40x30 garage. We are using SIP Panels and spray foamed hot deck attic space with a 16x38 bonus room above the garage for storage. We are also tapping into our exsisting boiler for radiant heat in the floor. I will try to add pics as we go.

Interesting project! My next door neighbor built his garage out of SIPs a few years ago and it came out real nice - it went up really fast, and he says it's easy to heat and very quiet.

Nicely done!

Why not use SIP roof panels? Utilising a ridge beam and purlins with a SIP roof surely would have given you more space in the bonus 'storage room' not to mention a ready insulated roof uless you are not planning to insulate this space?

I'm planning on using SIPS to build an addition to my house & will use SIP panels for the roof, hence the reason why I am curious as to why you did not.

It was because of the panel length from the company we purchased would have been too long of a span from the wall to the ridge cap so we just spray foamed the ceiling with 6" of foam and did the hot deck system and will then finish the room like normal. They finished the spray foam today and I will post a pic tomorrow.

I am really interested in this thread too since I am thinking of building using the same method.

Question, one issue I am foreseeing is adding electrical after construction. My intent with stick built was that I was going to build and run all the electrical I know I will want / need and then insulate. After living with it for a few months I can and add any electrical I want before finishing the wall. With SIPs not sure how that would work. You have to lay everything out before correct? No real way to add? This seems easy enough for a house but totally laying out a garage that early seems tricky.

Ya that is something we really didnt think about untill we got the word we needed to do an electrical walk through!! Wow did that **** and then to realize that we spray foamed the top plate closed was an even crazier thing. Big thing with the SIPS is that you are suppose to spray foam the electrical boxes in but in doing so you have now sealed them off for good. I went a little overboad and put an outlet every 6 feet and figured if I needed more later then I would need to maybe add ceiling mounted outlets as I have an open attic that is my saving grace on this project. I am considering adding an outlet just to figure out how to add one.

My build will have living space above so ceiling mounted ones won't be an option really :( Wonder if they could add some extra wire chases so I could just pull wire myself after.

How thick are the panels? I haven't been able to find any info on that. Are the normal thickness of a 2x6 wall? Reason I ask is I am wondering how much of a "lip" there is on a stem wall.

Can you post up some more interior pics also?

Yes you can add as many channels as you want but just remember that the more foam you pull out of the wall the less efficient the wall will be. Here is the company we went with. They did all the drafting and designing based on our specs. http://www.enercept.com/ I will get more pics and post them. Also there are a ton of options to pick from as far as wall thickness.

There was a 1/2" only on the inside of a 8" foundation wall. Flush on the outside and brought the 4" styrofoam up to leave a 4" in cancrete gap to come flush with the foundation top. no real lip at all.

Where are you located climate-wise?

I am considering doing a hot deck... I have my second floor torn apart, and I thought it'd be cool to do cathedral ceilings, since we have a high pitch roof and conventional rafters. The only way without doing a ton of work would be to do spray foam insulation to get my r-value, and the only way to do that without furring would be a hot deck... spray foam in the whole cavity.

My building inspector/friend said go for it, but I've heard that a lot of people will only do vented in cold climates.

We are located in ND. Yep gets a little cold here and have many friends here that have done this "hot deck" system and it works amazing.

I have meant to add other pics and just got around to it. Sorry they are out of build order.

1st pic shows the 4" foam with our radiant heat tubes.
2nd pic shows the spray foam "hot deck"
3rd shows all the Stucco redone and garage almost complete just waiting for door hardware.
4th pic showing prior to backfill and you can see the SIP panels in the background.

I will be posting interior shots soon. We decided to do OSB sheeting on the ceiling as I am going to only paint the SIP walls white so we figured we might as well do the ceiling that way too. I HATE sheetrock. Electrician should be in today finishing up.

Hope to start finishing Garage 1 1200SQFT this winter so we'll have more pictures of that. The space will be used as a Game Kitchen as my wife and I are avid hunters and like to process our own meat. Lots of stainless planned. I am toying with the idea of doing knotty pine board on the ceiling and walls with a diamond plate wainscoting on the bottom. all plans for now but we will see what happens.

Well I was picked as one of the Free Tan Garage Coat testers for ROCKSOLIDFLOORS. And here is the finished product!!

38 gallons of paint and the OSB finally soaked up the paint!! Next is baseboard which I am not sure what I want to do yet. I was thinking vinyl base board.

Very nice! How's the radiant heat working now that it's cooled off?

It works amazing. we just got our bill for the heat yesterday and we didnt use anymore NG than we did last year and we are heating about 2300SQFT more. The SIPS are a great product and the spray foam isulation is doing its job for sure.

Got the base done and everything moved back in and so now we are on to the old garage. Floor done wall going up and electrical going in. Just need to rip out my rigged up exhaust fan and relocate that. We are planning on making the area with the hose on the wall a wild game meat processing kitchen. The other side will be little workshop for really what ever and a wash bay for our vehicles. I am considering a large ventelation system for the garage to get the humidity out since it is sealed so tight.

Are the original garage perimeter walls constructed out of ICF's (insulated concrete forms)?

Yes they are ICF's. We absolutly love ICF's. They hold their heat for a very long time and in ND we need any heat we can get!!

But for a quick answer they are insulated panels that are simple made up of outside sheathing, rigid insulation and then outside sheathing. Typically the sheathing is OSB.

Well we finished sheetrocking our old garage and got it cleaned up just need to tape it now.

So which do you like working with better, the SIPs or ICFs?

When we built our home I considered both and ended up going with ICFs.

Well for energy issues I for sure love the ICF's and as far as working with them the SIPS require far less specialty tools and scaffolds than the ICF's and both are a bear if you want to go back and put outlets in once finished. ICF's are much quieter but the SIPS still are more quiet than a traditional stick build home.

Well the drywall taping and texturing is done- Painting is almost done- Baseboard is done- some hickory trim is done-getting my Sams Seville Classics garage cabinets one at a time. Now we just need a stainless steel 3 bowl sink and hickory cabinets and we will be done. MAYBE.

Great looking place Zimm.. I just finished my epoxy flooring this weekend and was looking at starting the OSB paint next week. I had a feeling 5 gallon pails would be the norm. 38 gallons.. wow.. I have about 1,200 sq/ft of wall space to cover. How did you apply?

Tell me about it. We even used Kilz to prime and it still took a lot to cover. most of what didnt cover was the stuff stamped on. The ink bled through pretty bad. Also be carefull as the osb will **** up the paint and some of it will start to look like it is peeling off of the board. We used rollers and i also have a wagner paint crew sprayer that worked great although that is what used the most paint. Good luck on your OSB.
