I have a 12x13 garage door in my pole barn and not sure how to size the right wall mount (jackshft) opener. It is insulated and has a row of windows. Local installer wants $1000+. I dont need all the extras like mobile, wifi, just remote and push button.

A 1 horse reversible motor should be more than adequate.

Any advice you take from me is guaranteed to be worth exactly what you have paid me for it.

$1000 all inclusive installed isn't too bad. Figure you are paying full list for the opener and a few hours of time for travel and installation.

You can probably find an online deal and DIY for ~$450.

If the door is balanced it should only take 1/2hp opener.

There is a big difference between a commercial opener and a residential opener. It would help if you could give a model or other info. Is it a jackshaft opener? Is it a trolley opener? How many cycles an hour are you planning to use it? Is he replacing the hollow tube with a solid shaft? Too many variables to guess correctly. Plus there is a liability issue so all safety systems must be in place and those take time.

Thanks for all info. Getting more estimates right now. Light use 1 or 2 times a day hollow tube, jackshaft mount, lift master 8500

I just installed a Chamberlain B970, trolley type garage door opener. It is on a 8x10 garage door, fully insulated and stiffners on the panels. it is very quite with a great warranty. Lift force equivalent to 1 1/4 hp with battery back up, belt drive. It is for a much larger door than mine, but for the warranty, could not pass it up. I installed myself.
