These home show contractors can a bit of a snake oil deal. That 10% off offer turns me off right away. Do a little homework on the skill set required, and find some local talent who does this work. They are out there, probably working for your how show guy.
My second quote was not a home show deal he was a local business as was the home show guy, #2 was $1500 higher. Two is enough cause if I found someone cheap on the third quote I'd be concerned about the quality. I guess this is the world today, y'all save as much for retirement as you can as y'all will need more than me at this rate.

Welp I did some research and reached out to another local company that seemed to be a local favorite on the book of face, I spoke with my Landscaper and the first and only name that came out of his mouth was this same local company. I told him they were here 2 days ago and I was waiting for a price. My landscaper has been a trustworthy friend for 5+ years and has been doing business here for 15+ years he is a native and before he went out on his own was the maintenance manager for the largest oceanfront campground here for 15 years where people do this on their seasonal sites, his judgement and recs have always been good and he has contracts all over the county so he's sees a lot of examples..

So the third estimate came back and imagine that, $8K all in. I have seen their work but I have a couple of questions for them, but it looks like I will be going forward.

It's a grand thing to be a patient man...

What are you going with? I have a screen room with a deck for a floor that I want to close in as well. I'm thinking about 4-track windows so I can still open it up almost all the way.

I got pricing a year or two ago and it was going to be about 7k for the windows and a door. DIY install, plus floor and ceiling, I figured 10k in materials

@mike93lx I am on a 4' high slab with a stamped concrete floor, my interior ceiling is matching white vinyl and all trim work and, beams and roof (shingled w/white trim on fascia will remain) they will install the following.....
EZE Breeze 4 track Horizontal Windows and a 2' vinyl panel below the windows, mated to fit the existing 8'x16' openinings. This will give me maximum airflow when wanted and eliminate the code required handrail as the concrete stamped floor is about 4' above the ground. They'll install an EZE breeze Cabana style door w/operable opening window to replace my current screen door. One side of the room 8' in length will have one large window, the door side will have a matching smaller window next to the door, the larger section 16' will have the 2 larger windows like on the side without the door. This is exactly the price point that my brother told me it should ball park at, I have to check if the windows are vinyl or glass, but the contractor did say both materials are storm rated.

Thanks, sounds similar to what I want, I'll just be skipping the solid panel and doing full screens.

Well this project has come to an end, the contractor has proven to be terrible with communication and showing me what I am actually getting. They're pricing plan was weird too, and ghosting by contractors here is a routine practice. The cost was $8K all in, $4K when they pulled the screens to take accurate measurements (their words, not mine) and then a 6-8 week lag to get the panels and install them. They were very slow to communicate and after 10 days of the kid telling me he had pictures of the door and panel to send me on his phone it made me think seriously about doing business, and they COULD NOT offer an actual view of a completed project. Every Email and conversation has been polite yet vague on their end. This was strictly a WANT and not a NEED and something doesn't feel right...so bye bye.

Not at this time, that's 3 strikes..I'm out. 2 way high and one don't communicate..lol

I purchased a variable RYOBI hand held pressure washer and tested it on the screen door, it did great on low setting.
So after ALL the pollen is gone, I will remove the furniture and cushions and clean the room well. Next year b/4 pollen season I will bring the contents of the porch into the garage and wait patiently to clean it without having to clean everything out there. I have plenty of room now and it's an easy trip thru the slider into the kitchen and out the laundry room into the garage less then 10' from slider to man door.

The Ryobi worked spectactularly in the screen room, than I tried it on my friends white metal painted outdoor chairs. Stellar product...
