Hey yall,

Closing on first house in a week and a half.

3 acres, 1949 brick ranch with a 30x30 barn. It is "original". Block walls about 6ft up the walls. The roof was replaced a few years back when the house was redone.


ELECTRICAL::shocking: It has electrical 110 & 220 power but the subpanel is only ran with 3 wire so I need to pull another wire or run another ground rod.

The old well is in the other outbuilding and there is plumbing in the barn but needs some work.



My plans are to get the building air tight and get some concrete floors and aprons. with it only being 30x30 I may add some additions on either side or off the back. :3gears:


I plan on reworking the interior to get rid of the poles for an open floor plan.

AWESOME SMALL BUILDING.

Find a local wood timber supplier with aged or reclaimed lumber. Maybe install in vertical or angled 45 degree to the old boards. (or all of same).

More new or old lumber 1x4 1x6 for ceiling and insulate first.

replace the twisted outer wood

Put a side sliding garage door at entrance of the bare framed area?

Run more ceiling fixtures before hand.

Install a 36" vent fan with self opening louvers at rear wall at ceiling level

Looks like a start of something really great..

Looks like it's going to be a nice shop.

The pics show it was neglected for a while - water discoloration on rafters, sistering some of the rafters, and pouring a collar on on one of the rotted support beams.

It looks like they fixed it up when they did the roof. Before I replaced the siding to make it weather tight I would RECHECK to make sure the building is fully 'rehabilitated'. This roof pic shows that it's still a little wonky. Then i'd put up the siding.

I can see what you men about the posts. With the 2 internal rows you have about a 10' bay. It would be nice to eliminate them altogether. As an alternate maybe you could make a "T" type beam and only have one row which would give you 15' bays. Either way get a design from a Professional Engineer before you start.

I am looking to convert the barn into a garage workshop for car and truck and amphibious atv restoration.
Mechaical shop. Still playing around with layout and how the get rid of the posts.

Anyone have any ideas

Big steel I-beam is how you get rid of posts. Don't skimp here. Actually would be better to overdo the beam so you could use it as lift / crane.

Front wall above doors looks like it needs re-done with proper headers, etc.

I like the exterior "character" of all those angled twisted boards!! IDEA: remove them and weatherproof behind with some sort of insulated sheeting, then tar paper. Attach weathered boards to skeleton (like flat iron with routered groove in back of boards that is hidden), then attach those cool old boards back to barn (cosmetic only)!!

Good luck making the old barn your own . . . I love old barns !! :thumbup:

I like the idea of the cosmetic wood siding. I LOVE the character of the wood.

I am planning on rigging up some sort of I beam roof support to remove the posts. I may redo the back posts and add a mezzanine the full width of the garage.

Going out to take some measurements tomorrow morning. I am working on a model for initial ideas
