We had a patio done probably 3 years ago. It's textured stamped concrete, this spring we noticed a lot of spalling of quarter sized flakes probably 1/8" to 3/16" thick. Is this something that can be fixed reasonably well?
Spalling is caused from salt and ice damage. During the winter months the concrete will absorb water and the water will freeze within the pores which causes the concrete to spall. You want to use a silane-siloxane water repellent, like the Armor SX5000, which will cause water and other liquids to bead off the surface and stop the concrete from being able to absorb. Issues associated with surface absorption will be eliminated. Typically you only have to apply these types of sealers every 8-10 years.
