It has been a while since my last update... Progress has been made: Roof is finished and the garage has been wrapped. The siding is sitting waiting to go up but things have been sitting idle since my community is experiencing the 500 year flood right now.

Everyone is either moving stuff out of their houses or helping family and friends sandbag. I included a few pictures taken this morning but they are not showing the impact on the residential areas that are under or soon to be under water. They are still releasing (and increasing) record amounts of water from several of the upstream dams. They are supposed to hit their peak releases around June 14 and continue those rates into late august.

Ill keep pics of the garage progress posted as progress is being made but please bear with me if they aren’t posted all that fast...

Lots of progress to report on.

The electrician came and knocked out the garage in about 8 hours. He still needs to come back once the power company runs the lines and installs the meter, which will be on Friday if the weather holds out. I went ahead and installed my new liftmaster 3800 last weekend and ran a temp extension cord from the house so we could start using the garage. We love the opener, its very quiet and a snap to install. Right now it’s just temporary as I will have to re do everything once I sheetrock after the final inspection.

Siding and Soffit have been installed with the exception of the top 3 foot of the north side gable. I will be installing an inline exhaust fan in a week or two so once I get that done we will finish the last few feet of siding. Since I have no windows I am trying to figure out how to do a fresh air intake so I won’t have to open the garage door when running the fan. I have a few ideas on how to rig one up but I’m hoping to find something out there that won’t break the bank.

This weekend I will be painting the walk in door to match the overhead door and the trim to match the soffit. I am also replacing the front and back doors on our house so I will be painting those as well. Hopefully we will have power hooked up by then so I can spray the doors.

Here are the pics!

I somehow overlooked this thread, but enjoyed reading your progress. It looks like it will be a great working space!

SSATHRE,

Looks great! Very close to my current plans. I was curious to see (if you dont mind my asking) if you would tell me how much it cost with concrete pour and everything?

Thanks! The structure and concrete are hovering in the low 20's at the moment. That does not include Electrical, insulation, sheetrock etc...

Sorry for the lack of updates. I have been dealing with some drainage issues that have been flooding mine and my neighbors’ basements. Most of those have been resolved but now I have to repair the retaining wall. I guess it never ends.

No epoxy coat yet. Too freaking hot... this morning it was 106 in the garage! Still need to get it insulated and sheetrocked and once the fan is installed that will help a lot as well.

Here are some pictures of what’s happened since the last updates:

Exterior all finished and walk in door/trim painted. I think I’m going to hang a screen door on the walk in next weekend.

View media item 10532

Had the concrete guys back again and had them pour a new patio. Also showing off my spiffy new storm door and new walk-in for the house. It still needs to be painted the same green as the others.

View media item 10531

More concrete between the house and driveway, to fix the water coming in the basement.

View media item 10530

The problem with getting rid of my old shed was I had to put all the **** in the garage!

View media item 10533

Before any epoxy goes down I have to get this running. Total of 2,200 CFM but I will be running it as a balanced system with one side acting as an intake and the other as an exhaust... so it will be 1,100 CFM each way.

View media item 10534

I just have to get it up here... and run the ductwork.

The liftmaster was picked up off ebay... the installer here said it was going to cost $600 plus install. I ended up paying half of that, and that includes the time I spent installing it. It's a great opener, very quiet!

So, hows the new house coming along?

Great garage!...........

Thanks! Lots of work left to do though. insulation, Sheetrock, epoxy the floor, hvac, compressor plumbing, cabinets... the list seems endless and a bit overwhelming. and then there is the addition for all the stuff from the shed.

if anyone works for beer I could use the help!

Mmmmm... beer :)

The shop is looking great and the patio is awesome! You have great taste in color too ssathre!

My build is coming along (look up the Keswick thread) to see.. I'll post some pics after lunch today of current progress.

That ventilation system you're working on looks neat! I might have to copy some parts of that.. Looks like we might do the Epoxy Coat floors at the same time :rocker: Rugerlady is sending my samples now for approval.. Can't wait!

Thanks, xrdad. If you are intrested in the fan system, I got mine from Tamarack Technologies. Here is a Link for the fan I have, there is a demo video showing the different configs as well. Its expensive, but its very heavy duty and should last longer than me.

Nice build and updates! Just curious why you didn't put any windows in the garage for light and ventilation?

Thanks!

The main reason I didn't go with windows is security. I really don't want anyone seeing my toys and getting any ideas. another big reason is the light itself, I'm putting an epoxy-coat floor in an I don't want it yellowing if I can help it. The same goes for my pinball collection, the cabinets fade and that lowers the value.

Ssathre how tall is the over all peak height outside and how tall is the ceiling height inside? I am going to be starting a garage build in a couple of months and really like the low outside peak height.

ceiling height is 10'. structure is 15' tall. I wish I could have gone taller for attic storage but code kept me at 15'.

good luck with your build!

Small update. Got my epoxy-coat floor put down this past weekend. Plumber called this morning and I should have the gas line and conduit from the house installed early next week.... yeah, i have heard that a few times already. :wtf: At any rate, as soon as the plumbing stuff is done its on to insulation and drywall.

Garage looking great. Just an epoxy floor question, not sure if this has been asked on this forum or not ?

I usually fill the saw cuts in the floor with some type of cement caulking / epoxy, should you still do that if you plan on an epoxy top coat ? I see in ssathre's garage, you can still see the saw cut lines after the epoxy ? Will the epoxy fill saw cuts all by itself ? Any danger that the caulking will react with the epoxy floor ? I am planning an en epoxy floor, not sure what to do with the joints ?
Please chime in anyone who has done it .

Thanks.

You can fill in the saw cuts with an Acrylic caulk. Christine @ epoxy-coat reccomends NOT using the DAP brand. Legacy industrial has a really good looking product just for this purpose... here is the link:

http://legacyindustrial.net/cart/cra...yle-p-206.html

They also have a caulk to use after the epoxy is applied... which is probably what I am going to do.

Well its been a while since the last update but I finally have some progress worthy of pictures to post. For the last few months I have been chasing after dirt guys, plumbers, electricians and drywall guys and have had one delay after another. Well, I got most of the dirt work done. Enough to get the plumber in to trench in my gas line from the house to the garage and a stub up for my gas grill (no more running out of propane in the middle of the steaks!). Before we backfilled the trench I had the Electrician run a low voltage conduit in the same trench with a few inches of dirt in between... Ill be running data, phone, cctv, etc through that. Once all that was done I started in on the itchy job of insulating before the sheetrock went up yesterday. Here are some pics:

I realize that it's been years since my last update on this project. This garage/shop was something I was looking forward to spending many years in due in no small part to all the great ideas, insight and advise from all the GJ members during my research and build process. It's nothing special or particularly memorable to the average GJ member, but it is/was my little piece of heaven for the last few years.

Recently my wife and I took the plunge and bought a house in a small community about 20 miles away. So before we move, and start a new project, I wanted to post some pics of how this ended up.

Very messy at the moment. You don't realize how much **** you can collect over the last 20 years until you start getting ready to move. I just had to replace the old furnace last week. Was able to pick this carrier up at a decent price. I hope the new owner will put it to good use.

I never got the gumption to finish the cabinets and bench system once we decided to start looking for a new house.

View media item 55139

Lots of pinball party's and a few restorations have taken place over the last few years.

View media item 55140

Additional storage over the garage door. Sadly the new house doesn't have as tall as ceilings so they won't be coming with us.

Sorry you have to let the garage go. Could you give some more details on the addition. I'd really like to know the dimensions, door size and maybe an outside shot. Thanks and good luck at the new place

IIRC it's 24x5 with a 4x7 door. Its home to my compressor, HD, snowblower, lawnmower, storage, all the misc "shed" tools and whatever my wife decides she's going to try to hide in there. I'll grab a picture tomorrow while it's light.

Garage, hot tub and the creepy forest. I'm NOT going to miss all those Chinese Elms. I had really wished the neighbor would do something with that lot, or sell it to me so I could have cleaned it up.

On my way out to get some coffee and 3 does took off right as I opened the door. Not this guy though. He let me walk right up on him.

Nice garage, it always ***** when you get things the way you want them and then you have to move on. One thing I couldn't help but notice was the pictures you posted of the 2011 flood. As I was looking at them, I was thinking to myself, "damn that looks familiar". Then it clicked, We both live in Sioux City!

Thanks, NICKS. That flood was crazy, and all to save a endangered species. I recently Seen on the news that it destroyed the breeding ground of several fish and water foul. I hope the engineers don't have to do something like that again... we just bought a house in the Browns Lake area and I work next to the air base. Does SB require flood insurance where your at?

How soon did you decide that you needed the bump out for the overflow?

I knew Before ground was broke that it wasn't going to be enough space for everything. If I would have been able to buy the wooded lot I would have gone bigger. Hindsight being 20/20 I'm glad it didn't work out that way.

No flood insurance for us. We are right off Lakeport Rd over by the sod farm on the east side of SB.
I like it down here. We sold a newer house in Woodbury heights on the westside. Liked the house but didnt like the area, plus I got to build an additional garage for toys/detailing work

Weird. This garage is less than half a mile from Woodbury heights. The neighborhood has gone downhill over the last few years... SB is a good area, you will like it there.

Good job on the garage! I like that workbench with the HF tool cabinets in it as well!

Thanks. Steevos design certainly has influenced a lot of folks on and off this forum. Once I'm settled in the new place I'm going to weld up something similar for a reloading bench.
