Just about finished stripping the old sealer. I have a couple questions for the experts. The floor had oil stains on it from the previous owners car. I cleaned it with degreaser before sealing it last time. The stains showed up after I had sealed the floor. There are several places where the sealer had a milky color to it. These places appeared 3 years after sealing the floor. There are also 2 spots where batteries in both cars had leaked. The sealer was eaten away. I cleaned and resealed over the stains but they remained white. I assume The acid that caused the original stains needs to be neutralized before applying new sealer. Any suggestions on how to eliminate the oil stains and battery acid spots? Also any thoughts on why the cloudy areas? Thanks for any suggestions.

I used a shotblaster on my detached garage and it almost took up a gas/oil stain about 2' wide, Then I acid etched the floor and could still slightly see the stain, but the floor was rough even thru the stain area, so I epoxied the floor and it's holding up a year later.
