Standard attached garage vs. Barn - pricing

We are in the process of selecting lots and designing our new house, we are going the owner builder route with a company that provides a consultant team that helps us with bids and project management.

The question is around the garage/barn space.

They are telling me attached garages will be equal pricing to a barn, so its somewhat attractive to have one big space vs. 1 smaller garage space and a separate barn space.

Couple things:

I can go with a bigger attached garage or a smaller attached garage and a Barn.
I don't foresee myself ever needing to fit a RV in the space, but a boat with a wake board tower, so it would need to be tall enough to fit that.

Here is what the team I met with mentioned:

1) Attached garage space will run 45/SF
-- If I did all garage I would do 3 - 2 car garage spaces each 20x30 so for a total of 60x30 or 1800 SF - so that would run $81,000

2) I could do a smaller attached garage and a barn separate
-- this route I would do 2 - 2 car attached garages each 20x25 so for a total of 40x25 or 1,000 SF - so that would run $45,000

Question - the difference of $36,000 … can I build a nice barn for that? (someone would build for me so would need cement slab) - if I built a barn it would be either 30x50 or 40x50 - 1 tall automatic garage door and 1 smaller automatic garage door.

is it truly cheaper to build an attached garage vs. barn?

I think you need to get into the next level of detail on a detached to figure out whether you can build a 40 x 50 for $36k. It seems like a stretch to me especially if you are contracting this.

- attic storage or no
- finished interior or bare framing
- lights
- insulation (& insulated garage doors?)
- windows
- 20A service for lights or is it a 90A feed to a subpanel
- any network feed to the detached
- 1 GFCI circuit with 2 outlets or is this a full complement of outlets
- flat terrain or issues with slope

I would look around the neighborhood or what you think it will become and see if a 3-car attached makes sense with existing. And for that matter does a detached shop building also seem to fit. One good thing about using the builder is that there won't be issues with "color matching" siding or roofing with a detached. However all of the details above need to be captured in your scope of work, to include sketches if there is a specific place you need a 240vac welder receptacle for example. Left alone the contractor will do the minimum to meet code.
