Ok, so I have returned the tankless water heater and opted to go the BOILER route. I need some assistance in sizing the boiler for my application. It has to be Natural Gas. If someone could figure out how many btus I will need that would be much appreciated as well as maybe some good tips/ products and setups. I am currently looking at a HTP EFT55 Boiler. It is the smallest firetube boiler HTP offers. Let me know what you guys think ill need. Here is my setup

24X36' slab. with R-15 rigid insulation underneath
2X6 R-19 walls.
9.5' Ceilings with R-40 blow in insulation
1 19X8 R-17 garage door
1 9X8 R-17 garage door
1 Man door,
4 - 220ft oxygen pex loops.
NO Windows.

yes Anthony, the garage doors are solid foam with an R16 or 17 rating. (Hormann Doors) Big German Company. Any idea on the size of boiler I would require? thanks

If that's the smallest one they have that's the one you want. My 28x40 garage is pretty much insulated as yours is , I have 2 garage doors , 2 serve doors , 2 windows. and a 10' ceiling
It's to bad that boiler doesn't modulate , as there will be times that you won't need all the btu's it fires at.

lol, good stuff, is there any other boilers you guys can recommend I take a look at that compares well to the HTP? (efficiency, and purchase cost etc.)

If you are in a cold climate and heating all the time or regularly you would be wise to do the best job you can on air sealing the garage doors, including doubling up on the perimeter seals and/or getting creative. A little time with google and you can learn why your insulation does you little good if you have air leakage and garage doors are notoriously bad for leakage. I'm guessing your boiler will have it's own combustion air intake and that will help drastically by not sucking air in around your doors.

Yea air leaks are quite terrible, hopefully we will have minimal amounts as it's a new build and we did the work ourselves and made sure to poly and tape all seams. I might go to the extent of putting silicone in the joints of my OSB sheets on my walls and ceilings. But like u suggested I can already see that my garage door seal will have to be improved. What do u mean about doubling up on the seals? Thanks again
