Hi All!

Like most, I've spent a bunch of time stalking around and learning from all of the conversation. I'm starting my 40'x28' in a few weeks! It is mostly just a garage for perking my vehicle and a shop area for tinkering. I'm not a mechanic type so no lift in my future. I live in the country on 6 acres and it is time for our first outbuilding. We have an attached 24x24 but it is loaded to the hill with lawn equipment, bikes, etc.

The area I'm building on has a slight drop off of about 30" in 40'. I've decided to go with footings and a concrete block frost wall. 20"W x 10"H footings. 8" block rod and core every 3'-4'. 3 courses of 6" block which will create a 2" lip all the way around for the 6" slab to sit on. Welded wire mesh in floor.

2x6 stick build construction. 10' ceiling from top of finished floor to bottom of trusses. 9/12 attic truss, 2' OC with a 13'W x 7' tall room upstairs. Trusses are 2x8 bottom chord and 2x6 top chord (prebuilt). I'm pulling my first truss in over and sistering to my third truss to create an opening for inside stairs. 3/4" T&G flooring on upstairs floor.

2 - 10'W x 8' tall OHDs (steel insulated) and one 3' man door. Vinyl siding over 7/16" OSB. 2 3'W x 4'H double hung windows on all three sides. A twin doublehung window (6'W x 4'H) on each end wall upstairs. Architectural shingles on 15/32 5 ply fir plywood.

I'd like to put the little porch over the man door area just for weather protection.

I'm wondering if plastic (heavy mil) under the concrete slab is enough? Also, i was going to use durawall in the mortar joints between courses of block for strength.

Thoughts? Advice?

Thanks so much!

The only problem I can see is the doors on the side. I know a lot of people like this design, but you live near Syracuse, NY. which gets a lot of snow in the winter. Be aware that the roof will dump a pile of snow right in front of the doors, and you will have to be very diligent in clearing that before it freezes or you will not be able to get in or out. I live not too far north of you and I am building mine with doors on the gable end to avoid this. JMO.

And if you get much rain, you will wish you had an awning over those doors too. I went back and added a 14' all the way across the front of my building to cover the man door and both garage doors. Now they can stay open even during a thunderstorm.

I agree !!!! When the sun is out it will look like it is raining ! Is there anyway you can put the doors on the other wall?
