I have been given the green light by the Mrs. to go ahead with the shop, or should I say “detached garage”. I have 1 quote from a company that was recommended by the building manufacturer, but I’m wanting to get several quotes. I’m looking for anyone that can recommend someone to erect a 50x40 in Riverside County.
Any recommendations?

No recommendations but curious if you got the permit from the county without too much hassle? Does Riverside require the structure to be a certain percentage of the house or the lot size?

I haven’t got the permit yet. I just got finaled on my house that I built- 3800 sqft on 5 acres. Needless to say, I’ve spent a lot of time talking with the County during the construction of the house. There wasn’t any issues with the site plan when we graded the pads. I also was able to get 400 amps approved with the load calcs included from the detached garage. The only advice I got was to make sure I call it a “detached garage”.

Do you live in the County, or a City within Riverside County?

Here in Murrieta, any add-ons can only be 50% of the main home and the roofline can't be higher than the primary home either.

I'm curious to hear what Contractor's come back with as far as cost to build.

County area of Murrieta. I’m hoping that the 50% rule doesn’t apply. There’s several large steel buildings in the area. Some of my neighbors have horse barns as big as their homes.

I live in the City of Murrieta and my garage is a 40'x50' and my home is 2800 sqft. My garage doesn't meet the current Development Code 50% rule. Luckily, my garage was built in 2003 when this requirement was not in effect and is grandfathered in. I bet your neighbors with big structures are in the same boat as me; they're grandfathered in.

With any luck, hopefully the fact that you have 5 acres and out in the county will change the requirements for you. I'm only on 1 acre and in tract home style neighborhood. A horse barn is treated differently than a garage, because a horse barn wouldn't be storing cars. Cars are considered "dangerous" because of the potential of storing lots of them (hazard of gasoline) and working on them ( ie welding etc).

The new Fire Marshall is really knowledgeable and enforces safety rules and regulations. Both the Building and Safety Department, as well as the Fire Marshall will be reviewing your plans. Good luck and keep us posted.

Do you k ow if that is a murrietta rule or a county rule?

I ask because where I will be putting my detached garage will be on the lower portion of my back yard which drops appx 20’ lower than the top part where my house is.

If the 50% rule is true, sounds like I can build UP for more room...

Though I should wait until I build a new house. Planning for a 4 story (basement, 2 living stories and a finished attic)... Sounds if I wait until the house is built, that’ll raise the height of the garage.... hmm....
