Has anyone here had a Foundation done then bought all the wood and materials themselves then had a contractor build it?
Right now the CDX studs etc are super low and i got one bid as follows

30 x 50 x 10 Traditional Garage will be $46,385.00

The following are included in the base price of your Traditional Garage model:

1. Structural plans, engineering and permit submitting.

Permit fees will be extra and usually run about $1.40psf

2. Oversee any site preparation needed.

3. A monolithic footing and 6" thick slab with 5-1/2 sack mix concrete reinforced with ½” ReBar grid at 24” OC each way, over 6 mil visqueen.

4. 2 x 6 #2 Douglas Fir studs 16" OC

5. 8” reveal Hardiplank siding over 1/2” CDX sheathing over Tyvek house-wrap.

6. Pre Mfg Roof trusses 4:12 slope, 24" OC with 24” eave and 18” gable overhangs.

7. 30 year Three Tab roofing over 15lb felt on 1/2" CDX sheathing with clips. We always install clips.

8. Whitewood primed trim: 5/4 x 8 gable fascias, 5/4 x 6 eave fascias, 5/4 x 3 & 4 outside corners, 5/4 x 4 around windows and 5/4 x 6 around garage doors.

9. 2) 10 x 8 insulated white steel sectional garage doors with exterior key lock.

10. 1) 3' x 6'-8" insulated steel six panel entry door with a Kwikset lockset and deadbolt

11. 1) 5-0 x 3-0 white insulated sliding window in garage.

Some things NOT included: permit fees, sales tax, site preparation, drainage control, painting, gutters, all interior finish i.e. wiring, insulation, sheetrock, exterior landings or aprons.

this is $30 a sq ft and Im paying for all the other stuff directly above

For comparison... My garage is similar construction, but 32x52x10 with only 4" of concrete. Also, I have attic trusses that will give me a 16x52x8 attic and I have 3 overhead doors. Site prep was included, and I needed a LOT of sand. Also, I had a footing poured, then had 6 courses of cement block placed on top of it -- not sure what your frost line requirements are. $42K was my estimate.

If you have the time and the patience, definitely look into playing GC (general contractor) and subbing everything out. Check references for every sub, and get everything spelled out in the finest of detail, and then check each piece of work they did for corner-cutting. You may find that you have to get a half dozen bids on a particular job before you find a reputable sub -- that is normal and sometimes aggravating. You may also want to specify that, on jobs requiring inspection, the last 1/4 or so of the bill won't be paid until the inspection is passed.

For my garage, I was already gathering bids and just about ready to break ground with me as the GC when I finally found a reputable GC that was, simply put, hungry for work. I ended up going with him because, after a lot of thinking, I decided that I don't have the time to coordinate/police all the subs.
