my parents have a nice place in colorado. high altitude, snow in the winter, hot in the summer, fairly ******** UV.

they just put in a pool and some new masonry. some of it is quartzite.

apparently colorado has environmental rules that prohibit sale of oil-based sealers. you can only buy water-based (lol), and i guess that has to be reapplied annually. so they want to buy something online that lasts longer.

since they're now shopping online instead of a big box store, they want to expand their search and find a really good product to apply to natural stone and mortar.

anyone ever heard of frog skin? :headscrat

FROGSKIN™ is a Waterproofing Sealer that is guaranteed to protect your deck or any other porous surface. The silicone rubber used in FROGSKIN™ Waterproofing Sealer is extremely durable and provides years of unmatched protection. It inhibits dirt penetration and slows the graying of wood caused by ultra-violet rays. Because FROGSKIN™ is breathable, it will not trap moisture vapor in concrete, masonry or brick and will help to prevent efflorescence as well as the cracking and spalling caused by extremes of temperature. The flexibility of the silicone rubber allows for the bridging of hairline cracks, eliminating them as a source of water intrusion.

we appreciate your recommendations. thanks.

First of all, that may be the most awesome swimming pool I've ever seen. Everything about is baller as hell-- the aesthetic, the view, and the right-next-to-it jacuzzi.

Now that we've gotten that out of the way: you should be ashamed of yourself. Oil-based sealants contain VOCs (volatile organic compounds). The VOCs that are present in the kind of sealants typically used in and around swimming pools are known to negatively affect the reproductive abilities of Prebel's Meadow Jumping Mice, Kit Foxes, and river otters by exacerbating their chromosomal abnormalities. Those are all endangered species. The indigenous and also-endangered Mexican Spotted Owl feeds on Prebel's Meadow Jumping Mice. When any runoff from your not-yet-dried sealants hits nearby soil, it will have a calamitous effect on the surrounding ecosystem. How about you sacrifice your selfish convenience for once in the interest of not driving numerous species to extinction? Did that occur to you?

People make me sick sometimes.

You want a fully penetrating sealer, nothing that builds film because it will fail. Spray on the surface. Use a microfiber mop to spread, 2 coats wet on wet. 4” brush for vertical walls. You want to re seal that every year anyway if you’re in high mountains, the deck, horizontal surfaces and lower 2-3 feet at least. I see mortar joints crack and break out all the time because of excess moisture freeze/thaw. I’m out of Crested Butte let me know if I can be of any assistance.
