Starting the move, combining two households and moving from Denver to Montrose. 3 acres, oversized 2 car attached, 26x30 stick built out building. Place needs lots of love but we start with some equity and the shop is a blank slate.

Montrose looks like a nice place to live. But then any town with a micro brewery called 2 Rascals would be a good place for me to settle in. You look a tad beat up in the picture. Like you say, at the far end of a move you are usually all you have. Looking forward to seeing you set up your shop. Keep the pictures coming. We like pictures!

I like that garage. You should put a bathroom in the upstairs. To also have the living room up there. It would be one awesome garage to have parties at. The house is also really nice as well.

Thank you, there is rough in plumbing in the room framed up on the left. The room in the middle will be the utility room for a furnace, and possibly air compressor and dust collector. The room on the right, under the stairs will be for material and parts storage.

The lower level will be multi use. It has to house the lawn equipment for now as well be the shop for light maintenance. I don't have the money for a lift and the current ceiling height is a little less then ten feet. The room on the left will be a half bath. I plan on framing a lower ceiling in both the bath and utility closet, with a access door for more storage. I will add a large wash tub in the corner of the shop for larger dirtier jobs. I should be able to plumb a a bath upstairs above, more on that later.

The bath has to be in the corner to the right of the door. I'm thinking just a small room large enough for a toilet. The wash sink will be outside with an under counter fridge. I want to try to maintain as much room as possible, as this space will be hobby space. Wood working and other creative ventures. The long term plan calls for expansion out the patio doors which open to 6 feet.

Getting ready for another load back, I will have 3 days by my self. Hope to go through this stuff save what's good and pitch the rest. Eventual plan calls for from left to right a chest freezer then a shelf unit for board games and food storage. Keep the shelves on the wall a small work bench with peg board above it. BTW this is the attached garage.

Leaving Denver just west of I25, on 285 sign says south but I'm heading due west right now. You can make out the mountains in the West.

As I drive I look forward to the challenges that await me. The house is full of things, it all needs to be gone thru. I set up the kitchen on an earlier trip and took 4 bags of trash with me after filling up the two barrels.

Here is 285 at C470 you can see the hog back, and the first of many canyons I will go thru as I drive from one side of the Rockies to the other.

The house has a 24x25 attached garage with ten foot ceilings it will house our DDs have some storage and a small work bench. Mostly to repot plants and simple quick stuff. It will have peg board and basic tools.

Bailey Colorado, They moved just the hot dog portion from 16 miles down the road from Aspen park. It sat empty for a few years then it was married to the building in the back. Really amazing considering most of the road was only two lane. I'm really glad that it has been saved

I have three acres of irrigated but unimproved land. There is a sprinkler system in place but will need massive repairs. We are going to start a small orchard of dwarf fruit trees, and a large garden. The land is flat we are in zone 6. The lot is rectangular shaped with the house and barn on the northern 1/3 facing west.

285 follows the north fork of the South Platte River past Platte Valley High School. The students have painted paw prints for miles on the high way. After Kenosha pass the terrain flattens out hard to believe I'm at 10,000 feet

There is an HOA, I can only have one outbuilding. The current outbuilding is two stories with a large slider facing east, off the second floor. Currently there is no deck just a 10 foot drop. I would like to add a 22 foot flat roofed addition to the back. With a 16x8 door facing north.

I drop down Kenosha pass into Fairplay. Yes this is the town that Southpark is based on. Finally 285 turns south.

We have a neighbor to the north, a sod farm to the east and an access road to the farm to the south.
The barn and the front door to the house faces west. Side load garage faces north.

The Collegiate range, and the Continental divide, 285 climbs thru Monarch pass.

Hard to tell but in the picture of the upstairs it looks like there is no vertical support for the header on the right side over the sliding glass doors.

The house is way bigger then we need, so the only plan there is to switch out the electric cooktop for a gas one.

Dropping down from Monarch pass 285 runs into Gunnison, from there Blue Mesa Reservoir. Blue Mesa is the largest body of water in Colorado. It is surrounded by the Curecanti National Recreation Area.

That will be a nice shop and house. A clean slate on the shop to do it however you want. It takes time. This is a great place to get(steal) ideas from. Most people don't mind you doing that either. You just have to post lots of pictures in return. LOL Keep plugging along.

Thanks 53pontiacSD, I will be honest, at first I was so excited to have a blank slate. Now after looking at GJ for a month I'm overwhelmed. There is so much to consider. I have started to reconsider some things, and started thinking about others

Almost all down hill from here. After the damn is the Black Canyon. :thumbup:

Montrose is a great place. When we lived in Telluride we would shop in Montrose and almost moved there when we decided to leave Telluride. Moved to Durango instead and don't regret the decision at all. Are you going to be alright with the nearest freeway over an hour away? Welcome to the sane side of the state.

While delivering heavy equipment a car brushed me with his side view mirror after crossing a double white line at I 25 and Arapahoe road. Oh hell yes I'm ready. Thanks for the welcome

Are you on the south side of town? If you haven't been yet go to Black Canyon. Pretty impressive. You are surrounded with great destinations. Retiring there or do you have to waste time working?

I'm actually up on the Mesa, just west of town. Yes Black Canyon is beautiful, I can't wait to get in the water at Blue Mesa too. I will have to find some work to help finance any changes we do.

Falcon it is beautiful here, I'm really fortunate. That view is actually east back towards the black canyon, out of my second story slider. It's all beautiful though with where we are situated the views are almost 360.

PS: make a plan for your garage layout and you can always change it later. i use cut outs to scale and move things around on paper first sometimes or just start drawing.

in any case you might want to pick up some racking or shelving like they use at Home Depot or Costco. i use some and love them for all sorts of stuff from lumber to heavy old vises and machines. the nice thing about this sort of racking is you don't need a shelf on the floor so you can put lawnmower, machines, cabinets and other stuff under them. sorry i don't have a great picture, but this one should give you an idea what i mean.

also congrats on your move and for finally getting a good size shop/garage. we all can't have everything and most of the guys that seem to look like they do have usually worked hard to get where they look like they do.

Thanks for stopping by drivesitfar, yes after looking at some of the garage/shops here, it's easy to get eyes bigger than your stomach!!! I am very excited to get to work, as most of my shop stuff has been in storage for almost a decade. I don't mind that our solution probably won't be "just go and buy". We have worked hard to get here and feel truly blessed to be here and have what we have especially each other.

This trip got everything unpacked. Set up the kitchen and the laundry room, need to get a shelf for above the W/D. Trips to donate to habitat and an animal shelter. 4 large bags of trash and a full can later I ended up going from the first, picture to the last. Most of the stuff was left by the PO.

After a question on the electric board I have figured out I really CAN NOT just figure this stuff out in my head, and have put pencil to paper. I am hoping that in terms of planning I should do
1)electric
2) plumbing
3) HVAC (future)
4) air and dust lines.

Installation would be the same??

In terms of electric I have a 100 amp sub from the house. More on that later.

Plumbing is roughed in but not tied in this will be pretty straight forward as there won't be alot of it. It is pretty low priority.
HVAC there is a NG line run but again not tied in. I will really have to mull this one over. Not sure what my options are.

Air and dust. Arguments for copper vs black pipe. In terms of dust what is realistic? Do I need a big system or do point of use stuff with a shop vac? Not sure yet.
If you stop by go ahead give me a nickels worth of free advice, I will make sure you get my .02 worth of change.

Bczygan sure hope you stop by, I'll do my best to come up with a plan. Instead of shooting from the hip. I would appreciate your input.
