Suggestions for insulating large warehouse pole shed

Hi everyone.

Recently moved my business to far western WI from Las Vegas (quite a change, temperature wise!) I sell automotive parts, needed a larger warehouse than I could have in Las Vegas, and ended up with a 50x80x15 uninsulated/unheated pole building. It has been a mild winter here, and working out there for an hour or two at a time is tolerable most days, however, we knew that we would need to insulate when we bought the place.

A few needs/issues:

When it is 35-degrees or warmer outside (or slightly colder but sunny) I don't find it particularly awful to be out there for 3-4 hours at a time; ie I don't expect to work out there in a t-shirt during the winter. If we can get it up to 30 inside on particularly bad days when it is -15 outside, we'd be fine.

We dealt with a lot of asian beetle infestation issues last spring, so want to do something to seal up the interior from pests

We already have a small workshop (15x20) inside that can be heated up more for day-to-day work

Some of our stock developed minor rust from condensation created during major temperature swings, so want to minimize that

We do not plan on living here for more than 7-8 years, this is an area where houses cost between 50-130K so keeping costs down is desirable (I don't want to spend 30K on spray foam)

The metal roof is now 35 years old, and has a few leaks around the nail holes. Also, there is no ceiling inside, so was considering re-roofing the building and repurposing the old roof sheets as the ceiling unless there is a much cheaper alternative for the ceiling. The leaks could be fixed, after all.

What are your suggestions? There are no interior walls or a ceiling at this point. I don't need the walls or ceiling to look fancy, this is a warehouse and not a showpiece garage. Could we get away with an inch of closed-cell on the walls and deeper blown-in on the ceiling? I plan to cover the large sliding doors with a roll down insulation blanket as we rarely use them, but do need occasional access (1-2x/month). What kind of R-value should I be aiming for on a building like this? Thanks for your suggestions, I am happy to answer any questions!

Received our first quote for 1-inch of closed cell foam, at $.90/ft, which seems to be pretty normal. Still waiting for a couple of other quotes to come back

Also have the option of R-12 EPS or ISO foam sheets @$12/$15 each; does this seem like a better option and is the price ok? Would have to handle the install ourselves then (which is fine).
