Tall ceiling garage plans

Hi everyone,

I'm in the process of planning a 24'x24' 2 car detached garage. I would like to have tall ceilings (12-13') to accommodate a 4 post lift. I've been searching for some plans but everything I find that is designed for tall ceilings is bigger than 24x24, or includes an upper loft instead of tall interior ceiling. I was hoping someone could point me toward some plans. 24x24 is the maximum size I can fit.

Can't you take the plans for a 24 x 24 garage and simply increase the height of the walls? Longer studs and some additional sheathing should do it, and/or include some short stem walls.

This is what I did. Menards bought plans changed walls to 2x6x12s

Just take any 24' x 24' and change to a scissor truss arrangement or full cathedral ceiling. You don't need the entire ceiling to be 13' feet high. Just enough height in the right places to accommodate a lifted vehicle. Building the whole thing with 13' side walls will make it look like one of those weird RV garages you see in retirement communities. Also willing to bet it will not look very nice when viewed in context with the house that is on the lot.

Just be sure to use 2 by 6 construction with full size studs, or raise the curb on the foundation. A few rows of block with full length 10 foot studs and a double top plate one be one approach, and would be a little less obvious than 12 foot studs.

With the taller walls, you may be required by local code to upgrade the wall studs to 2x6.

The upgrade is well worth it when you consider the extra insulation that can be put in the walls. ... you may not plan on conditioning the space now but plan for the future.

I am also planning 13' high sidewall (9' concrete & 4' 2x6). To keep proportions in perspective, I would suggest you use larger 8x9 doors and an overhang over the garage doors. This way it breaks up the height from a typical 8' or 9' ceiling height that you see in most 24x24 plans. In your case, if you want to stick with the plans, I would go with a 4' stemwall of either concrete or CMU's, that way you can still stick with 2x4's.
