2015 will be the year that my wife and I break ground on our remodel. Last year we bought a 1986 Cape Cod style home with detached (connected by a breezeway) 24 x 26 garage. We bought this home because it has great bones and it is true to its architectural pedigree. With only one previous owner, who loved the Cape Cod style, this home was perfect for an architect to expand while keeping the heritage. So we hired an architect and I searched the internet for shop ideas.

Years before I had found my dream garage on the internet in a woodworking magazine. I’m not sure why this woodworking magazine had an article about a gearheads garage but lucky for me they gave a link to Garage Journal thread; THE “M” HOUSE by E46M3. Wow! Here were all the details of a beautiful build and the layout was perfect for my needs. So I printed the details and gave them to our architect. Below are a couple of pictures of what will be submitted to the planning department in two weeks.

Why am I starting this Garage Journal thread? Two reasons really. One reason is that I would like your feedback as we post to this thread during the build. Many of you have been through this kind of thing and I welcome your wisdom. The second reason to post to this thread is that maybe someone will benefit from my post as I did from THE “M” HOUSE. Thank you E46M3.

Well let’s get on with it…

The Quick Specs:
Detached tandem design, 4 car garage
• Front 2 car garage (existing) - 24' wide x 26' deep, with 2, 9' doors openings, interior walls drywall, taped, and will get painted white...when I get around to it eventually
• Rear 2 car shop (new) - 30' wide x 30' deep, with 1, 16' insulated garage door separating front from rear garage space, finished drywall, insulated walls, ceiling, floor, and in floor radiant heat.
• Garden tractor and tool storage wing (new) - 12' wide x 14'-4" deep, 8' exterior garage door, walls clad with OSB. (Air compressor located here)

Total Depth of structure; 68 ft
Total Visible Front Span; 30 ft wide
Around 1700 sq. feet of covered space in total

Other Details:
• Existing Cape Cod two car garage is connected to the house by a 12 x 12 open-air breezeway. House and front garage were custom built in 1986 on 1 acre of flat property.
• Foundation; 8” foundation wall on continuous concrete footers 24” deep,
• 3000 psi concrete, 4" in depth - waterproof top sealed where not epoxy coated
• 900 sq feet of epoxy for rear garage floor, (???) base color with white and black flecks, with anti-slip additive and UGloss-AF clear coat, U Coat it brand
• In floor radiant heating, rear shop and tractor wing only, natural gas fired boiler, stainless steel - roof vented, 4 zones (1 zone for tractor wing, 2 zones for rear garage, 1 zone for front garage)
• Rotary 2 or 4 post lift (undecided at this point) located in south bay of rear garage, hydraulic lines run under floor through PVC pipes
• Hot and cold running water, rear shop, natural gas fired 6 gal. on demand hot water heater
• Bathroom includes 48” shower (doubles as dog shower)
• Cable TV, Wireless DSL internet, phone lines, 4 speaker wall mounted sound system

Looking forward to follow this build...did find the M-shop astonishing as well! I will be starting a build thread this year as well - just waiting for the Scandinavian winter to go away....
