Good day Ladies and Gents,
I'm sure this has been beaten to death, but I must not be searching the correct terms. Where do I even start if I want to put on a garage addition, tandem style, onto the front of my current (21x24x11) attached two car garage? We'd like to make it 2 deep 2 wide, add heat, lighting, and add a lift.

Architect?
City/County?
Contractor?

We'd like to do this in 2022 or 2023 if building materials come down.

What is your required setback from the road in the front? Check with your city/county website (whichever you pull your permits through). Ours is 20 feet in the front. I'm guessing they will not allow you to add on to the front like you want due to setback requirements.

Why not extend the entire width of the front part of the house? I think what you are planning could easily look like an add on.

Definitely zoning to start, but an architect or building designer would do that. Will you contract or diy? Design-bid-build where you or someone designs it and then get bids from contractors; or as single design/build where you select a builder who probably has a designer or more whom he works with.

I would make an appointment for a 15 minute meeting w/ one of the permitting people. I have had very good luck doing that. You are looking for what is feasible and permittable. It is really helpful to talk to a guy who has the overall permitting knowledge. He will have all the info in his head about setbacks etc so he can give you ideas right away and he doesn't charge anything. In our last house we wanted to do an add-on or additional garage. My first idea of where to put the additional was killed immediately because there was a power line run over the area. You can't build under a line for 10 ft (I think it was) to either side. My second idea would have been too close to the well pipe on one side, and too close to the septic field on another side. So that 3 minute question and answer moved me away from the detached to an add-on.
