I'd go with a storage unit, especially since you have concerns about rust and animals. These guys https://threemovers.com/michigan/ are a moving company that has pretty cheap storage (last I used them anyway) and they've got a couple facilities in Michigan. If you know how much space you need, they can give you an estimate and you can go from there.

The thought of purchasing an older van or box truck and flipping it seems pretty good to me. If you get a running unit at or near the end of it's Service Life, it can't depreciate much further.
