Starting a build thread… will probably need some advice as I go. Starting building about a year ago so I’ll start with the pics of the progress. Starting with the ~1500 ft of road..

I’ll skip ahead a little to the “finished” building. Due to delays my roll up door didn't come for another month

The front of the shop sits about 18" from the ground level, so I thought about have a concrete ramp poured. The guys I used for the slab went MIA and all other concrete guys I called either did not show up to quote, and the one I that did show up to bid didn't show up to work.
I have a pretty reliable dirt/rock guy so i just decided to do a crushed rock ramp. Of course that was my excuse to go ahead and get the tractor I had my eye on. My poor truck did NOT like towing the tractor home.

And to get pretty much caught up- I’m framing a small room and bathroom. Also looking to use the loft above for storage.
I managed to find a concrete guy to pour a porch off the back, but they didn’t cover the panels and got a lot of splash back on the walls. Got pallet forks to help get the deck up. Anything helps when you’re working by yourself!

If you notice in the prior pics, I've got a tent up inside the shop. Gotta do something about the mosquitos.
Don't know if any of you ever tried to put up a tent on concrete, but it is not easy!
Running of a generator power right now, looking to get power run out here pretty soon.

The shop is actually about 90 minutes from my house so i try to go out there and work on the weekends. Thats when the tent comes into use. We're on 16 acres out there, so we'll eventually build a regular house out or barndo out there. When the room is complete, then I can get rid of the tent.

A little background- I'm in the steel building industry. I design and sell these buildings all day long and I got a great deal on mine. But my passion is woodworking, so this place will be my woodworking shop. I'm moving a little slow between the traveling out there and the price of lumber for all the framing. Luckily I started the framing last fall when the prices dropped but lumber is back to $7+ a stud, so I'm slowing down a bit.

Water wells are stupid expensive out here due to oil drilling. Quotes are averaging $25k with no guarantee to hit clean water. So I've decided to just collect rain water in an above ground cistern with plans to filter and UV treat for potable water. Worse case scenario, I've seen neighbors bring water trucks out to fill their cisterns.
I've been watching videos and reading up as much as i can. Does anyone here have first hand experience collecting rainwater as their main water source? Any tips or lessons learned about filtering and treating?

I will have 12x12 doors. Are the draft stops because it doesn’t seal well due to the install? Or is this just an added layer to help?

The roll up doors inherently have gaps on the sides and top between the panel and track.
Since these doors roll up and coil, when fully rolled up the coil on top is a larger diameter than when rolled all the way down. The draft stops are just stiff brushes that "seal" these openings but allow for the door to move. Kinda hard to explain with looking at a door but it's just the nature of how these door operate.

I like the idea of the tent. I have a cargo trailer that will be the weekend home when I start on my bardo.
I"ve been following Texas Best Construction YouTube channel on steel frame barndominiums. Will you be using steel frame when it is time for the house?

Yes, since I'm in the industry I can get a pretty good deal on red iron buildings and have a pretty good idea of where the market is heading as far as price. Luckily I can wait till pricing goes down and have my building design just waiting to go to fabrication. And since I design these buildings, I can quote myself many different variations to figure out the most cost efficient design and layout (that still makes the wife happy). I'm currently on iteration #529 (lol) of the house design trying to get my wifes final approval so i can get started on that project as well.

And to anyone reading this that thinks they don't need insulation- you're wrong.:giggle: I made the mistake of thinking since it will be a shop and I'm building out the interior that I'd be ok. Texas summers are absolutley brutal inside this building. Even with a full cross breeze, it is easily 15-20 degrees hotter inside this thing. And the slightest rain is deafening. I really wish I had installed it when the building was being erected. I'm now dealing with the much more expensive and time consuming process of trying to retrofit.

2nd this, my first section was built without insulation, but you can bet the second section got it!.

I put radiant barrier on the first building pretty cheap too, but if you can go back and insulate that would be best. I was going to spray foam but wanted something I could remove later if I ended up installing solar.

The slab will be for a future pump house/back up generator shed. it's only 4x8. This will also be where I mount my power meters and disconnects before running to the load center inside the shop. I wanted it here as I'll need to install twp disconnects so i can run to another building in the future. I'm just waiting on lumber prices to drop so I can build this up.
As soon as this is done, I'll install all my power equipment (meters/disconnects, etc) on this wall and call the power co to finally get lectricity out here. I'll need to have a couple of poles put in too.

I put radiant barrier up between the girts and the wall studs to try to help as I'm building. I'm still running power and water in the walls so i haven't put the insulation in between the studs yet. Now that I've got that loft kinda built and can stand on it, I'm going to try to put some in the roof to see if that helps. It has to be better than nothing until I can insulate properly.
Spray foam is out of my budget right now. I got quoted $8k for 2". Seemed pretty steep to me, but I'm aware that it does a better job of insulating than pretty much anything else. I just don't have another 8k to drop all at once along with all of my other large expenses too right now.

yes, radiant on the roof will definitely help. I put this stuff in my first section and it dropped 20-30 degrees.

I sell red iron pre-engineered buildings and have an erector I work with. You can PM me for more info on that if you like.
To any mods..I hope that's allowed. I'm just sharing and learning here- I'm not going out of my way trying to advertise.

My shop has the standard metal building roll insulation in the ceiling. Previous owner had south facing (front) spray foamed. Still gets warm but does help a lot. The office is fully insulated and is alway cooler.

Back to Texas Best, he does 1-2” closed on ceiling than open cell to get to proper R value. Walls are open cell only. He does this because closed cell seals the roof but the open cell is a better value. Makes since to me.

Thank you all. I'm not working as fast as I'd like but I suppose anything is progress. Installed a 24" exhaust fan this weekend. And did a lot of mowing. If I don't stay on top of this pasture it will get away from me quickly. Also- knocking down the grass gives the hawks a better view of the field mice and helps with rodent issues.

Climbing that ladder with a ~50lb fan with no handles was NOT fun. I was going to try to hoist it up but I was afraid of dinging the louvers.
Just cutting the hole up there was a chore.
Also tried my hand at steel trim for the first time. It's not too bad but I'm glad I had extra trim laying around. I absolutely messed up cutting the first two pieces.

Might be worth mentioning I am pretty nervous on ladders these days. About 4 years ago I fell from a ladder and came down on one leg with my leg straight. Completely shattered my tibia and knee joint and ended up in a wheelchair for ~6 months. Still have a minor limp and I can't do any high impact activities (running, jumping, etc..) but I was never very fond of doing those things anyway :D.
