Congrats on the new purchase, I presume you plan to build a house there, that will be an adventure and luckily you can build exactly what you want.

JB
Thanks JB. The house is on 3 to 5 year plan. It’ll be nice building exactly what we want versus making something else work.

Phase 1

After closing on property it would be another month until we can make it back up. We brought the 5th wheel up to Ga and parked it at campgrounds about 20mins away. I just didn’t have time or equipment so I had a guy come and bushhog property the week before we got there. The previous owner cleared a lot of the property to graze his horses. I’m not sure last time he did that but land was very overgrown with just roads around property I’m guessing to show it. IMG_6529.jpeg

Phase 1…

I knew that I needed to do some clearing myself and tree work. I wanted to be able to drive my fence line. The previous owner had some finished mowed roads around so I worked off what he did.

The red line represents the roads while the yellow is future I plan to clear. This is photo from 2014 and there more trees then shown.

It was a lot of work. Not to bad for homeowner grade pole saw, chain saw and my truck. The pile was pretty big when I finished at end of week. I’m definitely going to have to upgrade my equipment down the road. I did enough to be able to drive property with hitting truck.

Phase 1 Utilities

When we bought the property the only thing the previous owner did was have a well on property. He used a solar well pump to fill horse trough. First order of business was to have company come out and install a proper equipment for use to have a well. The previous well tested out but we had to drill it alittle deeper. The well location isn’t great but it works and beats having another installed.

Before

After.

IMG_3378.jpeg

The next was getting electricity. The nearest location to get power was from my neighbor. Graciously the neighbor allow us to do so. They did an underground service from his pole across his property, half way down my egress through get and set a transformer.
IMG_0082.jpegIMG_0077.jpegIMG_0072.jpeg

Since I have a well I can’t move now a transformer I asked them if possible to put next to the well. IMG_0079.jpeg

I currently have a temp service. Behind the well I had electrician install a meter panel and my disconnects. I went with a 400 amp service splitting it 200 to future house and 200 to future shop.

IMG_8147.jpeg
I now have water and electricity centrally located. We had a perk test done also and it passed suited to put a septic on property.

Phase 1 Storage

The main reason for all the work is I wanted to have some storage. We been in talks with a builder to do something small just to store some equipment. This is what I designed.

IMG_0112.jpeg

IMG_0111.jpeg

The building is a post frame design using metal trusses. It’s a 40x60 enclosed with 2 20x60 lean toos. All the doors are 12 wide x 16 tall. The lowest point on lean too is 16 and peak is 20 tall. My 5th wheel is 13.2 at highest point. I wanted to be able to bring it inside or under lean toos. I needed to make it tall so I can work on top on 5th wheel.

IMG_0041.jpeg

I also designed it to have drive though front to back and side to side. This will also allow me to access the lean toos from enclosed area with tractor or folk lift. I took inspiration for this design from many places. Some from diesel creek for his drive through designed. A family member who just got done building his pole barn with lean to and side roll doors. The people whose shops have covered work areas. I always overthink things so think I added all the features I could to make it super flexible in its use.

I had the building set to be at north east corner of the property. After spending some time working and cost of just running power I decided to move it to north west corner. You would think 5 acres to build a pole barn would be easy. It was a alittle challenge considering set backs and just lay of the land. I called my Bushhogger back to clear place for pole barn. Here was my idea. IMG_8232.jpeg

I put building on 45 degree to property line. This allowed me my drive throughs. I would drive road next to neighbors fence 45 into the building and 45 out. This also gave me roads or areas to access building from all sides in my truck or golf cart. Here some of the area cleared.

IMG_8151.jpegIMG_8149.jpegIMG_8152.jpegIMG_8146.jpegIMG_2004.jpeg

One reason I moved the building is that really a unuse part of the property that I made useful. The other was this. IMG_8148.jpegIMG_8153.jpeg

It’s going to be so nice sitting on back porch drinking morning coffee watching an unobstructed view of the sunrise. Maybe even catch some deer going across the field. That right there is worth it to me.

Great that you have well and power now. Our 2 acres came it so building the shop was easy. Now just waiting to get estimate to build the house.
Thanks. The water really wasn’t an issue because well was on property. The power was bigger issue. The power company was awesome handling the large major of it. The house is 3 to 5 years but at less have more time to plan that. I’m not ready to see that price tag on that yet especially after barn build.

Congrats on the property.

It’s fun and challenging to get a layout that you'll be happy with forever.
Its was fun and exciting to finally get eyes on our property. Definitely a challenge being we had a lot to do in just a week. I very happy with barn design and layout. I had issues getting it set just right on property to fit and get my drive thru and roads to work with barn. I had to move road from gate to well over 30 to get barn to fit just right. That also made room for power company to run their service. I was pounding rebar and running string in dark at 900pm night before we left.

I just scrolling through pictures and pretty happy with progress.

When we looked at property in September

Current progress as of Friday IMG_5120.jpeg

It’s not exact angle but pretty good idea. My neighbor Bob has been great with daily pictures of progress. He’s also been acting“security guard” of our property. He saw someone wondering around and was Johnny on the spot investigating who he was. It turned out to be county inspector. 🤣 I can’t ask for a better neighbor then that.

After a busy month at work the wife and I took a trip to Ga to see progress on barn. It’s been delayed a little between holidays and some bad weather. The site looks like a muddy mess because of few days of heavy rains. We hoping this week they can make progress on site work for slab.

That place is the size of my entire lot!
My current house is on a 80x120 so it’s half my lot. Wow, that really puts it in perspective. 😳

When visiting our family member who just finished his 40x60 with double lean toos my wife asked “is this big enough to fit all your ****” I said YES MAAM. 🤣 That’s the size we choose. It’s still has hit us that we finally have property and building my dream shop.

It’s too bad we couldn’t be up there when it was snowing. It looks so beautiful from the pictures. We will be there in at end of the month for a week. Looking forward to working on property and enjoying the some serenity this place gives us.

Nice! Not wasting any time either.

Seeing that much snow in S Georgia cracks me up.

Well, my wife is battling cancer so things are on the fast track. We where it talks with electric, well, and barn builder before we even closed on property. The barn right now going to be a place to store stuff to maintain the property. It be our vacation spot to go visit.

I’m not sure how often it snows in S Georgia but if anything like Florida I’m guessing it’s pretty rare. Probably a once in 20 year deal.

Today, I was working on few upgrades on camper. I swear no matter how new the camper your always working on it. 😡 Today it’s new handrail, heated water hose, and of course new rug for the puppies.

IMG_0248.jpeg

I installed on of these on camper 3 and honestly it’s much better the standard grab handle. IMG_0244.jpeg
IMG_0245.jpeg

Some action shots of IKEA cart working. I actually do use some of my builds. 🤣

IMG_0246.jpeg

When I got the camper I was storing tools on totes and tool bags. I needed a better solution and it was sitting on my shelf.

IMG_0247.jpeg

The box fits perfect and has a sliding latch in top to lock drawers. That must better then traditional locking bars.

That heated hose is a hell of a neat deal! When I was living in a travel trailer, I had heat tape wrapped around my water house and then insulation wrapped around the hose. The others in the camp were envy that my water line didn't freeze during the wintertime. I also wrapped the spigot with heat tape and insulation. The heated hose you got would of looked cleaner!

I really never worried about a heated hose since most our camping was done in Florida. If went north it was during the warmer months. Our daughter water line was freezing with the recent weather so decided it’s time to pick one up before our trip to Georgia. I seen bunch of ways people did this from DIY to expensive hoses. Good thing about RV life is that someone has been there and done it before. I was gonna do DIY version with spare hose. The time and supplies to do it wasn’t far off from just buying it plus has nice warranty. I think warranty sold me. I highly doubt I can do anything at spigot just because of my setup. I’ll have to take pictures next week. Best I can do it wrap it with moving blanket and maybe trash bag to keep it dry.

I'll say the RV life has expanded more then what it used to be in the early 2000. Specially in the oilfield, the RV life became extremely popular in the 2010's as any empty lot in west Texas was turned into a RV parking lot.

I was tempted to buy a new fancy RV when I was moving often for my job, but I couldn't find a place that was open during the winter in Pennsyvania that would allow me to live in my RV on site. But watching all of those RV videos with all of the nice gadgets to make RV living easier sure makes it look glamorous.

After all the campers I’ve had one thing I’ve learned is it’s all about the set up. It’s how quickly it takes to set up and break down. He our some of the things I’m done to make life easier while camping.

One thing is use of hose disconnects and shut off valves. IMG_0260.jpeg

For RV water pressure has to be regulated if over 55 psi. So made up a regulated and unregulated city water supply.
IMG_0261.jpeg
All the water connections set up. The outdoor shower and hose I don’t use so I used it for black tank flush side.

IMG_0267.jpeg
Hook up at spiget and power.
IMG_0265.jpeg

I use 50 amp with surge suppressor. The water looks like a mess but it all makes sense. Left side Y is water pressure gauge and water filter. Right side Y is water hose and sewer tube flush.

IMG_0268.jpeg

On camper is 90 degree adapter to keep pressure off the electrical connections. Drain tube uses a clear 45* and a Y connection. I like this camper gray water system. Last 2 camper had 2 separate outlets (one for kitchen one for bathroom) so needed a Y. This camper the ran into one pipe so reused Y to clean sewer tube out. Trust me nobody likes cleaning the stinky slinky out before storing them away.
IMG_0271.jpeg

I run a 50ft hose around to side of camper. Most campers have an outdoor shower somewhere but with all my camper always ran a second hose off the spiget because your always hosing down something outside.
