My kids need a new home and out grew the 24x40, so now ill be putting up a 40x72. Hopefully Its big enough! this isn't completely garage related, however your going to want to see this!

Dozer was to build a pond and make a pad. the city is making me build out of the 500 year flood plane so i have to raise the building 5 feet up.

Foundation walls are planed to get poured Monday!




This is where the buildings connect (old at the 100 year flood plain and new at the 500 year) there will a 10'x25' walk way with stairs down.

Also, if anyone is wondering why this building is 5 feet higher then the existing building, its because the city required me to build out of the 500 year flood plain. The old building sits right at the 100 year.

Will be interested in seeing how you have your gutter/ septic system done and water lines etc . Have you reviewed the requirements for your state for a commercial kennel along with the federal guide lines?

I'm not allowed to have a septic system all dog waste will go to city sewer. I have to have sand traps ( or something like that) to collect dog hair. my pre fab kennels have a elevated floor with Pvc drains. I have places for framed out kennels, that wont have a drain or gutter in them. instead ill install a central vac system hooked into the sewer for dog waste. Its much safer and cleaner then gutters less spread of germs.

im located in Iowa picked up the FJ in Minnesota

ill also have a small garage area for the skid loader and mower

Bought 9 of these this week at $1100 a kennel. Got them used but at a 1/3 the price of new!!! not exactly what i wanted but i saved to much money to care.

Is the kennel your main business? I'm only curious because I wouldn't have guessed running a dog kennel would be too lucrative.

To bad you're located where you are I could use a retirement job :} 20 years K-9 Handler 4 more to go for full retirement . :} What kind of training are you doing OB, Hunt, Agil , tracking, S&R ??

Not sure if your familiar with Triple crown academy but i graduated from there in 08. I did duck dogs and hunt test in Texas for a few years. I stick to mostly obedience but to be honest i'm a bit burnt out on it now and enjoy running the business over training now. Hopfully i can look for a full time trainer next year.

Winter has now almost passed and now work can start again. poles will be put in place next Monday!

Currently looking for advice on how to install coin pattern flooring in my currant building. This wont be a normal install as i need it glued around the seams (can't have urine get under the flooring) i plan to buy 4 rolls of 10'x24' from garageflooringllc.com, hopefully they can give me a good deal. If this works good it could open a new market up for them. any advice would be great

It rained on Monday so they left at noon, and then they took Friday off due to a snow storm. 70 degrees Wednesday, snow on Friday. This is 3 1/2 day of work, just need the weather to work for me a little bit.

This is the progress of the past weeks. Now we play a waiting game for the ground to thaw. Once that's done we can start working on plumbing and get out floor poured

Big thanks to Justin at Garage Floors LLC, helped me get my Coin pattern floor for the brown building ordered. If this stuff hold up to dogs it will hold up to anything an automotive shop can throw at it! I'll keep everyone updated on it.

The building looks good same with the kids.The dog next to the doberman is the spitting image to the dog we picked up last year,part Australian shepherd and boarder collie.
