The Debate over Building New or Adding On.

There will come a time, in every Garage Lovers Lifetime where he/she will be needing more room than he/she has.
And they will look at the garage that they have and will need to make a decision on if it is better to Add onto the existing Garage or Tear it completely down or even build a new Garage in a different spot.

Of course lot size, budget, attached or detached and layout have a lot to do with what you decide.

When I bought my house years ago, I took all that into consideration.
Most of the houses in this area, have attached garages, with short driveways and no room next to the house of even behind the garage (due to a Backroom layout).

The house I setted on was a "L" shaped Raised Ranch style house with a Long Driveway.
But once you got to the end of the driveway, you had to turn right into the Detached 1 and a Half Car Garage.
So it Sat sideways behind the house.
I had a Small yard between the House and the Garage, but past the Garage to the rear of my Property was nothing but Bushes, Evergreens, a Wood shed, but nothing that you would use for your Family Yard.

So...what we wound up doing was tear down the wood shed (found lots of wierd items in there) cut down trees, bushes, move rocks, Boulders, add a wood fence...Build a Brand new 25'x30' garage straight back as far as I was able to go. And tear down the old Garage, bust up the Concrete, haul that away, bring in Fresh dirt, reseed grass and build a deck and dug a pond.

What I have now is completely different than what I started with.
Even the way the garage is Built is way better, the old one has plywood only at each corner and used a Foam/Fiber board for the rest. (may have been the practice back then)

Its also easier to pull in and out of the Garage, as well as a Bigger Garage.
And I have a bigger, more user friendly back yard.

It was only me and a friend that built the Garage, and I tore the Old Garage down by myself, busted up the concrete myself, and my wife and I built the deck and did the pond. Lots of work that makes ya sit back, enjoy life and smile when your all done.

I only thought of this because I found these old photos of it in the process of being done...

Nice project you completed and it appears your decision has worked out well. ...

In the last 20 years my wife and I bought and sold 3 properties that we did major renovations on to suit us and were pleased with all of them, as it became our hobby, taking sow's ear properties and making silk purses out of them... So to speak...

. We did all of the work ourselves except the large concrete pours and big roofing jobs...

Today, we have gotten too old and tired to do the renovation work anymore and sold our best renovated larger property because it was too much to maintain. We downsized to this one that we just completed renovation on last year and now, no more renovations for us, just some yardwork to do.

The Only Thing that I didnt do was the Concrete also.
I did do the roof on the Garage and the House. (house needed a complete tearoff)
The apron in front of the Garage is still stone and the concrete behind the house is Cracked (was when we bought the house).
I am thinking of taking all that out and installing Brick/Stone Pavers.
The last quote to do Concrete was pretty expensive.

I dont mind Hard Labor...and I am 53 now.
I just hate shelling out more money than I feel I should.

But if it nets me better results long term...I want to do it once and do it right!

I did alot to my first house also, but I am content here...No desire or energy to start another Home/Garage!
You are a Better Man than me...2 Homes with major Remodels is enough!
Its Funny...All my Kids are Gone now, but...I am taking out a wall, making the dining room bigger, so that we can seat more people for holidays.
Removed the Downstairs bedrooms and making it one Big "Man Room/Play Area" with Pool Table, TV Seating Area, Bar.
The House seems to Change with the times!

It's funny... I have been lurking on this board for quite some time and trying to go through the same analysis.

Our house is relatively new (2001) and I bought it in 2004 and sits on 3+ acres 12 miles from downtown Austin with a great view. My "issue" (wife rolls her eyes here) is that the house has a 2 car garage so I am trying to decide what to do...add a simple 1 car addition and open up the existing outside garage wall for a 3 car garage or... go on the other side of the property (approximately 200 feet away) and build a 2 car with an office / apartment.

Financially I thing the garage / apt would give me a better ROI since it could be used as a mother in law apt or... whatever but then I have to put in a new septic, electricity, etc and I the expense would be quite a bit larger.

If i was like many of you and knew how to frame it would certainly help cut down on costs but I don't so... I try and decide if I could be the GC on a small addition or bite the bullet and go for the big one with a good GC...

Whatever.. this forum has great ideas and is quickly tempting me to get deeper in debt! :spit:
