The *finally* garage

Hi all,

So after many years on this forum and learning a ton (maybe too much -ha!), I have finally started on my garage!
It is 48x30 with two 9x10 doors and a man door. All doors on the eave end. There will be a 1/2 bath in the back right corner, with utility sink on the opposite side of the sink wall
Trusses will be 8/12 pitch with 2/3 room truss and 1/3 scissor (over the far right bay).
The walls will be 12ft, with the room truss side having a 2' raised heel so that side of the garage has a 10ft ceiling.
The left gable end will be framed out for a door and outside staircase - down the road. In the mean time in the left bay area will be a Louisville Big Boy drop down ladder for access.
Contractor will build a finished exterior shell. I will be doing the electrical and plumbing work.
I will be running 125A out there. Insulate and drywall after wiring and, money depending, a mini split or two.
Siding will be vinyl all the way around with shingles to match the house. 1 ft overhand all around to match the house also.

So on with the pics! Here is the dirt work being done. While the area "looked" level, there was a little over 2' drop from back left to front right corner!

Here are the footer pics. Turns out the county requires shrink/swell soil test for everything now. Footer is normally 8" deep 16" wide. Test showed it should be 10" deep, 20" wide, but the contractor had a 24" bucket so I go 10" deep and 24" wide!

and the gravel going in #57s - ended up being 61 tons!
Still need to place the pipes for the 1/2 bathroom in that back corner

This is shaping up nicely, and it's the way I like to see things done when building a new garage workshop from the ground up. God bless that man for doing such a tidy and professional job of block work in 98 degree heat! I'll look forward to seeing the continued progress of this build.

Thanks! He was a great worker and a true gentleman also. Now waiting on the county to do another around of inspections

Had a little delay dealing with Plumbing permit and not having to do a septic inspection. A couple of calls to the Health Dept and the building inspector and all sorted out. Love small counties!
Anyway, Set the 1/2 bath lines this morning. Hopefully get the slab poured Wednesday or Thursday.....

Concrete today! Weather finally cooperated.
About 20 yards of 4000psi, no air, 1% non-chloride.(what was written on the ticket)
Now the guys are just waiting to do the finish work

Pardon my ignorance, but no break in between concrete that will live outside, and the slab for inside? I know winters in VA aren't super horrible, but do you plan to heat the building?

Down the road I plan on heating the building, I have not heard about having a clean break between the two.... I guess a little late for that now! :)

So turns out I have no fiber but wire mesh. I need to talk to my contractor on what happened there. When I talked to the concrete guy the other day about adding wire mesh, he said he would recommend it, so I agreed (and would pay extra for it). I was under the impression that was "in addition" to the specs (4000psi/fiber). So now I have to talk to my GC about the fiber that was in my quote that I did not get and the wire mesh I did and am going to pay extra?

Also, the soft cut saw was not working. So he will come back tomorrow and cut the lines with a heavier duty saw (since the concrete would not be "soft" anymore).

Always something.....sigh...

So they came back this morning with a different saw and cut the control lines. Luckily it is starting to shower and a nice 66 degrees!
In the one pic, you can kind of see the lines, basically a big tic-tac-toe board!

making progress! Framing 90% done. Will finish on Monday. Then trusses installed on Tuesday and sheathed. Shingles on Wednesday!

Looking good, Nice size very happy I went with 12' walls plenty of room for a lift! Just putting my steel roofing on my 28x36 this weekend and not a moment to soon talking snow here in Maine next weekend.

Thanks! Being in Virginia, I have a little more time, thank god. It is still going to be a while for me to do the water lines, septic line, electrical, etc. What is the saying - " the last 20% takes 80% of the time"....

The crew got the trusses up, floor for the room truss installed and the front sheathed today. The roofers come tomorrow and will do the front while they sheath the back. Fast moving!

Delay in the roofers, they put the underlayment down this afternoon (rain predicted tonight) and will shingle tomorrow (fingers crossed)
I am loving the attic space 32x14!! There will be a drop down access to start - Louisville big boy pull down and they will frame in a door for an outside staircase on far side.

So it has been a while since I updated. 3 1/2 sides are done with the vinyl siding - almost there! Door was put in for the upstairs area also. I will build an outside staircase down the road
I also have a pull down stairs right when you enter the man door. Got the Louisville Big Boy and it is really not bad going up and down!
There are mounting blocks for the garage door lights that need to be cut in still - they are coming in tomorrow. There will be three lights - left side of left bay, between the doors, and right side of right bay.

Build looks good so far! the upstairs is going to be a nice bonus space enjoy!!

Thanks! It is slow going right now as I do electrical and framed the bathroom and do the plumbing. As the saying goes, "the last 20% takes 80% of the time". I will be hiring out the drywall though!
