The Idea....

Ok, so we just bought the house, everything is in order to close on April 4th. It will be our first house together, and we're very excited! You'll have to excuse my horrible rendering in photoshop, but i was very bored tonight, what do you guys think?

The idea is to add the 3rd garage there, either make it taller or leave it the same height as the other, but... make it as deep as the house, with garage doors at both ends of it! (the backyard has a gate entry)

actually looks like decent photo-chopping to me.

Looks a bit indusrtial, like one of those 40 foot ocean containers. For what it's worth, I'd add a peak to it so it looks less like a box. That would give you some extra height for a lift?

Welcome to the "house-poor" club!

Well i originally had a peak to it... but then it didn't look right, and i hit the wrong button and the "undo" button wasn't lit up so then i couldn't get back to the way it was. In reality, it would follow the roof line, and look like it was "part of the house" But yes, a high height for a lift of game room upstairs wouldn't be to much to ask for either... while you're doing it, whats another 5000-10,000 right?!

How about extending the house roof from its peak to cover the added garage? Would give you a nice storage area between the two roofs and look a lot better.

I agree.. since you have the entrance to the back, why not just build another on the back side and only make it one car deep so that it doesnt show on the front side at all? you can then build a shed on the side of house to house all the non-garage items (lawnmower and such). I am assuming that your back entrance is via an alley ( I used to live in Dallas). I would then rebuild the fence a foot or two taller and its all concealed..

Well there already is a shed there on the other side of the house. There is a semi major street behind me, i have streets on 3 sides of the house, but the people we bought it from had a large camper, and they put two large gates in the front and back of the fence to so they could just pull through. I too, think there should be a roof on it, but i'm not sure about how to go about it.

I don't think you will be able to continue the hip roof without it looking odd.
I would put a gable facing the side street.
I think it's called a reverse gable.

I know it cuts down on the backyard, but i was thinking about it being like this...
A. Front Garage Door
B. Opening from Current garage into new garage
C. Rear Garage Door
D. Opening in gate to exit or enter from the rear (currently there.)

The Red outline marks where the garage is now.
Everything inside the green, would be addded. Lighter gray is driveways, darker gray is the garage.
To the left of C is the patio, and the lightergray is the current driveway out front and walkway to the front door.

First I would talk to the building permit people. You may not be able to add on to the side as it will be to close to the street. Check out your options or limitations. City building codes will determine what and where you can build the garage. You might should have checked before you bought. Sorry to be the bearer of possible bad news.

Just as an FYI.....
DO NOT RELY ON THE HOME INSPECTOR!!! Do yourself a favor and pay the fee for real inspection of various things. You want someone to find out if you have termites??? Call Orkin, or some other inspector whose job it is to FIND items to fix. Higher a plumber and tell him to go through the house w/ a fine toothcomb, same with a roofer, painter, electrician, etc.
KEEP IN MIND Real Estate Agents WORK FOR THE SELLER!!!
They do NOT want you to find problems with the house. They only suffer the longer it takes to sell the house.

The next home I purchase will be reviewed by every possible contractor I can get a hold of, twice sometimes.

Hey Darren! (i think we're both on dfwstangs) Our realtor wasn't the listing realtor, and he's a personal friend of ours. We've had it inspected by a home inspector, but then we've also had a specialized termite person come out aswell. The problems that the inspector found (he was very thurough) we've asked the sellers to fix, and they've agree'd to fix everything we asked for. Pretty simple stuff but, definitly things we wanted them to do.

My father said the same thing about being to close to the street, but if not, its not that big deal. I have a Crew Cab 2500HD, and it fits in the garage, and i can shut the door. Thats plenty room for my Z28. None the less, I can still rock the side between the garage the fence (its partly done already, the sellers had a camper there) We'll see how it all goes. I've already got clearance from the S.O. for doing the garage floor and the laundry room before we even move in :) She's so sweet :D
